Single-Family Projects Open in Laguna Niguel

The Chateau Collection and the Terrace Collection, two single-family developments by the Frost Group totaling 120 houses, open today across from Crown Valley Park in Laguna Niguel.

Featuring contemporary Mediterranean design by Bassenian/Lagoni of Newport Beach, the developments are part of the planned community of Chatelaine Estates. Exteriors have stucco, decorative stone or red brick, with barrel-tile or concrete-tile roofs.

The Terrace Collection, with a total of 65 three- and four-bedroom houses, opens with 10 houses ranging in size from 2,124 to 2,488 square feet, priced from $324,900 to $389,900.

The first phase of the Chateau Collection has 10 four- and five-bedroom houses, with 2,784 to 3,369 square feet, priced from $399,900 to $479,900. Chateau Collection houses have three-car garages, with two-car garages offered in the Terrace Collection.

The monthly association dues are about $100, and July move-ins are planned for both projects. Carole Eichen Interiors decorated the Terrace Collection model homes, with Saddleback Interiors handling decoration of the Chateau models. Models are open from 10 a.m. to 6 p.m. daily at Central Park Drive, just off Crown Valley Parkway, reached from the southbound Crown Valley Parkway exit of the San Diego (5) Freeway.

Next to Parkland

Windchime, a 283-unit single-family development by Russell/Packard, opens today in the master-planned Southridge community in Fontana.

The 15 houses in the first phase are offered in four one- and two-story plans with three or four bedrooms and 1,245 to 1,854 square feet. Prices range from $132,990 to $162,990, and first-phase move-ins are scheduled for August.

Sixteen elevations are available and standard features include window coverings, front-yard landscaping with sprinklers and side and rear fencing.

Southridge is adjacent to Jurupa Hills Regional Park, with 325 acres of parklands and 400 acres of designated open space. Southridge itself has recreational facilities, including a swimming pool a 1,000-seat performing-arts center and a clubhouse.

Four furnished models are open daily 10 a.m. to 6 p.m. at 16121 Trailwinds Drive, reached from the southbound Citrus Avenue exit of the San Bernardino (10) Freeway.

Golf Course Condos

Los Angeles-area home buyers who want a Palm Springs-style golf course condominium without the long drive to the Coachella Valley can find it at Upland Hills Trophy Series, opening today in Upland.

The 136-unit gate-guarded project by Breslow Development Corp., a unit of Goldrich & Kest Industries, opens with 28 two- and three-bedroom units in one-story plans ranging from 1,632 to 2,000 square feet.

The 226-acre development includes an 18-hole golf course designed by David Rainville, a pro shop, tennis courts, swimming pools, spas and a clubhouse.

Prices range from $214,000 to $255,000 and the units feature two-car garages with golf-cart storage areas, front landscaping, fencing, spa tubs in the master bathrooms and walk-in closets or regular closets with mirrored doors.

The monthly association fee is $155; move-ins are scheduled to begin in August and September. Four furnished models are open from 10 a.m. to 6 p.m. at 1310 Upland Hills Drive North, reached from the northbound Euclid Avenue exit of the San Bernardino (10) Freeway, east on 16th Street to Upland Hills Drive North.

Near Del Mar Track

Del Mar Legends, 21 two-bedroom townhouses by Cirrus Development Group, La Jolla, opens today in Solana Beach, within walking distance of the Del Mar Race Track.

Eight units have been sold; the 13 remaining units have 1,853 to 1,897 square feet in two two-story floor plans, priced from $300,000 to $320,000.

Designed by the Pacific Group, a Del Mar-based architectural firm, the project features Cape Cod-influenced architecture, with gray wood siding, white trim, high-pitched roofs and clerestory windows.

Both the Citation and Sea Bisquit plans feature two-car attached garages with automatic door openers and direct access to the units, wood-burning fireplaces, walk-in closets, ceramic-tiled entries, central vacuum cleaner systems and laundry rooms.

Move-ins are scheduled for June. The monthly association fee is $181. A model decorated by Homes by Nancy Adams is open 10 a.m. to 6 p.m. daily at Del Mar Downs Road and Peppertree Lane, reached from the westbound Via de la Valle exit of the San Diego (5) Freeway.
