Mortgage Rates Edge Up: Fixed-rate home mortgages averaged 10.16% last week, up from 10.12% the week before, according to a national survey by the Federal Home Loan Mortgage Corp. On one-year adjustable-rate mortgages, lenders were asking an average initial rate of 8.50% last week, up from 8.44% the week before. The rates do not include add-on fees known as points.
