3 O.C. Realty Investors Make Top 50 List

Three Orange County real estate investment firms, led by the Koll Co., have been ranked among the nation’s 50 largest realty investors for 1990 in a new survey that underscores the tremendous impact such firms have on the economy.

Real estate investment companies generally make investments on behalf of a large pool of clients--wealthy individuals, corporations, labor unions and other groups that have large pools of cash they need to put into long-term, income-producing investments.

The 50 firms in the National Real Estate Investor magazine’s survey have combined investments of $256.7 billion and said they plan to invest as much as $20 billion more next year.

The Koll Co. alone has invested $4.3 billion of clients’ funds in commercial, industrial and retail projects. Nearly half of its portfolio is composed of Southern California properties, and an additional 28% is in Northern California, according to the study.

“Real estate investment firms exert a significant impact on the economy,” said Ray Wirta, Koll Co. president.

Koll’s investments, he said, “provide commercial and industrial facilities for the community while providing our investment partners with what we and they consider to be an asset with tremendous economic potential.”

Koll was ranked in the trade magazine’s survey as the nation’s 14th-largest realty investment firm and the second-largest on the West Coast, trailing the $5-billion portfolio of the California Public Employees Retirement System.

The other Orange County investment firms, Smith Barney Birtcher Realty Advisors in Laguna Niguel and Sammis Co. in Irvine, have pumped an additional $2 billion into development projects, mostly in western states.

Of Smith Barney Birtcher’s $1.02-billion portfolio, 72% of the investments are in western states and 20% are in the Midwest. Sammis Co. has put 76% of its $987-million portfolio into commercial, retail and industrial projects in the Southwest.

The survey shows that the three local companies plan to invest a combined $586 million this year.
