Commercial Deals: While the commercial real estate market is slow, a few good-size deals occurred recently involving local companies. Here are some of them:

The investment division of Fujita Corp., a Japanese construction company with U.S. headquarters in Santa Monica, bought a 138,000-square-foot industrial building at 7366 Orangewood Ave. in Orange for $8.3 million from Boston pension fund adviser Aldrich, Eastman & Waltch. The building is leased by Vita Fresh Vitamins. Brokers at Grubb & Ellis represented the seller, while Scher-Voit represented the buyer.

SDC Development, Newport Beach, signed athletic shoe manufacturer L.A. Gear to its third lease with the developer, this one a 10-year, $14-million pact for a 410,000-square-foot clothing warehouse in SDC’s Inland Distribution Center in Fontana.

Bramalea California said it signed the Newport Beach law firm Hamilton & Samuels to 18,000 square feet in its Bramalea: Bayview building in Newport Beach. The six-story building, scheduled to open in November, is now 60% leased.
