Birtcher Presses On: Despite the general atmosphere in the residential arena, there are some homes being built. And Birtcher Construction Ltd. continues its push to become a major player in the residential market since the commercial development industry has all but died.

The firm is the general contracting arm of Birtcher, the big Laguna Niguel commercial developer.

Its latest contract is for $10 million to build 137 homes in Apple Valley for the Victor Valley Co.

The fact that so many of Southern California’s new housing tracts have been built by Orange County firms helps account for the growing sameness of the Southland’s residential landscape. But there will be several things decidedly un-Orange County about the Apple Valley project:

The homes are a lot smaller, ranging from 1,018 square feet to 2,048 square feet; the lots are a lot bigger, with a range from 10,000 to 20,000 square feet--or two to four times the average in Orange County these days; and prices will be a lot lower, hovering in the low $100,000s--barely a decent down payment in some Orange County locales.
