June sales of single-family homes in the Conejo Valley rose nearly 16% over the same time last year, although the median sales price of those homes was $10,000 less this year than in 1992, a local realtors organization reported.

The median price for all single-family homes sold in June, 1993, was $279,545, as opposed to $289,999 in June, 1992, according to the Conejo Valley Assn. of Realtors. This May, the median price was $254,410, the association reported.

“I think it’s good news,” said Pat Fredericks, the association’s president. “When we look back at the (residential real estate) market in 1993, it’s going to be construed as a good market.”

Fredericks said that while home prices three or four years ago may have been grossly inflated, today’s figures reflect “a much more realistic market.” The market is ideal for first-time home buyers, she said.

The number of homes sold in June, 1993, was 239, compared to 181 sold in May and 201 sold one year ago, the association reported.

Fewer homeowners put their properties on the market this year as well. There were 851 new residential listings this June as opposed to 1004 in June, 1992, and 865 in May, 1993, according to the realtors’ report.
