93% of Homes in Southland Lost Value Since ’90

Want to see how the value of your home has fared in the three-year-long real estate downturn? The chart at the end of this story should help, but be warned--it’s not a pretty sight, unless you live, for example, in Compton or Corona del Mar.

There are 3.7 million houses in Southern California, located in 267 identifiable communities. Of those areas, 93%, or 249 communities, experienced price drops over the past three years, according to Dataquick Information Systems, which provides the Real Estate section with its price and sales data on Sundays.

The median drop in home values throughout the Southland was 12.9% over three years, Dataquick President Michael T. Ela said.

To measure the decline in value, Dataquick compared the median price per square foot of resale houses for last July and for July, 1990.

Using the price per square foot is one of the simplest and most accurate ways to look at housing prices, Ela said.

“When you use a year-over-year median price, more high-end home sales in a community will pull up the median,” he said, “and more entry-level sales tug the median down. That’s the effect of what we call the ‘market mix.’ ”

By using the square-foot price, the more-expensive houses won’t have a disproportionate influence on the median price in an area, nor will less-expensive homes, Ela said. (The median price means that half the homes sold for more and half for less the median.)

Of the seven Southland counties, Ventura County has been the hardest hit, with a 17.4% median drop over three years. Next was Los Angeles County, with a 16.9% decline. Then came Riverside, 12.9%; Orange, 12.4%; Santa Barbara, 11.2%; San Diego, 8.5%, and San Bernardino, 2.4%.

Expensive communities have seen the steepest declines, Ela said. Homes in Beverly Hills, for example, were going for $434.37 per square foot three years ago. Today they cost $287.55, a decline of 33.8%.

And three years ago, Beverly Hills was the Southland’s priciest area; now it’s No. 4 behind Rolling Hills, Corona del Mar and Pacific Palisades. (Interestingly, Corona del Mar, unlike most expensive areas, actually rose in value 2.9% over the past three years.)
