BUENA PARK : Drive-In Site Set for Homes Project

The city has approved a conceptual plan for Greystone developers to build a new gated community of 224 homes and condominiums in an area that once was home to the Drive-In Theatre on Lincoln Avenue.

The city had been working with another developer about two years ago, but that company failed to close a deal, Development Services Director Thomas Lynch said. The Greystone developers presented their plans to the city earlier this summer.

The 32-acre development will have 114 single-family homes and 110 detached condominiums. Residents will have a one-acre park and a swimming pool. The city would require a 2.2-acre park, but large lawns and walkways will provide six acres of open space, said Rick Warsinski, the assistant director of development services.

“We feel like this project is exactly what we wanted through the General Plan,” he said.

Councilwoman Donna L. Chessen said she liked the development but was concerned about one swimming pool serving hundreds of homes.

Larry Webb, Greystone’s division president, said the 25-foot rear yards allows ample space for private pools and many would probably be built by individual homeowners. The price of condos will begin in the lower $200,000 range and private homes will be closer to $300,000.

Mayor Donald L. Bone also said he approved of the project but was concerned about the lack of parking on the private streets.

The project should go to a public hearing within a month or two, Warsinski said.
