3 Office Buildings Reach Full Occupancy

Three Ventura County office buildings have reached 100% occupancy, thanks to the signing of several new tenants.

One of the structures, the six-story 1000 Town Center Drive building in Oxnard, leased its last available 3,200 square feet to State Farm Insurance Co. The insurance firm took a three-year lease, according to William Kiefer of Capital Commercial Real Estate.

Also filled to capacity is a 30,000-square-foot building at 80 Woods Road in Camarillo. New tenants are ERI Corp., a Camarillo engineering firm, and Advanced Multi-Media Concepts, an electronics concern formerly based in Newbury Park.

The Camarillo Business Center, on Paseo Camarillo, became fully occupied with the signing of two new tenants. They are Prudential Insurance, which is consolidating its Oxnard and Thousand Oaks offices, and Independent Capital Management, a financial planning firm. Also in Camarillo, Questech Inc., an engineering firm, took 1,000 square feet in a building at 4880 Santa Rosa Road in the Mission Oaks Business Park. This brings the building, owned by Pardee Construction Co., to 85% occupied.

Kiefer, whose office negotiated all these leases, believes stronger economic conditions in Ventura County mean that more and more companies will locate here. He also expects many firms that are already here to seek larger quarters, especially in newer buildings.

“A trend our office sees continuing includes the lease-up of higher-quality buildings, while older properties will continue to have vacancy problems for the near future,” he said.
