New Leases Push Retail Centers to Full Occupancy

Several recently closed lease transactions, valued at more than $2 million, have brought 100% occupancy to two retail centers near the Ventura Freeway in Oxnard.

The Marketplace Home Furnishings Center, on Ventura Boulevard adjacent to the freeway, will get four new tenants. The center is anchored by Wickes and La-Z-Boy.

Also up to full occupancy is the nearby Freeway Center.

The Warehouse Discount Center, which is expanding to a second location from Agoura, has signed a five-year lease for 7,000 square feet at the Marketplace, according to Bill and Linda Hagelis of Capital Commercial Real Estate’s Ventura County office. Off the Bolt, a home fabrics retailer that is expanding into Ventura County from Canoga Park, leased 4,000 square feet for seven years.

Also about to move into the Marketplace is W. Simmons Mattress Co., which is part of a national chain expanding into Ventura County. It will take up to 2,750 square feet in the center.

And moving within Ventura County is Howard’s Carpet One, a national retailer of carpets and flooring, which has leased 5,000 square feet at the Marketplace.

“We kept the tenant base related to the home-furnishings market so that it became a single resource center for residential products and services,” Linda Hagelis said.

Tenants at the Freeway Center include Kinko’s, Eagelson’s Big & Tall, Barbeques Galore, Red Lobster and Fresh Choice.

Signing a 10-year lease for 3,800 square feet at the center was Relax The Back Store, part of a national franchise specializing in products for the relief and prevention of back pain. This is the store’s first Ventura County location.
