Council OKs New Zoning Category

A new residential-zoning category has been created in the city.

The City Council this week voted 4 to 1 to launch the new zoning category--RS-5000--for small-lot, urban residential development. The category calls for a maximum of one single-family dwelling unit per 5,000 square feet.

The council created the new zoning after debating for weeks about small lots in the Walker Street area that do not fit existing zoning categories.

Councilwoman Mary Ann Jones voted against the new zoning, saying the way the zoning could be applied “is a bit misleading.” The other four council members favored the new residential category, saying Cypress has some areas of small lots that are suited for this type of development.

“I think this is a very positive step,” Councilman Tom Carroll said.

City Community Development Director Chris Kelly told the council that the new zoning category would allow a maximum of 8.7 dwelling units per acre.

The new zoning category calls for each residence to have two garage spaces and additional outdoor parking space for two more vehicles.
