Conejo Valley Homes Sales, Median Prices Decline

February sales of Conejo Valley single-family homes totaled 173, compared with 181 sold in January and 186 a year earlier, according to the Conejo Valley Assn. of Realtors.

The median sales price for February was $241,666, down from the $248,749 in February 1996. The median price is the point at which half of the units sold for more and half for less.

The median price breakdown for single-family homes in February was $150,000 for 12 homes up to two bedrooms, $176,666 for 53 three-bedroom homes, and $304,761 for 108 houses with four or more bedrooms. In February 1996, the median prices were $154,999 for 11 two-bedroom homes, $198,570 for 63 three-bedroom homes, and $304,166 for 112 homes with four or more bedrooms.

Condominium sales totaled 55 in February, compared to 53 in January and 60 in February 1996.

Total sales for all real estate transactions in February was $60 million. The year earlier it was $67.1 million.
