* Carriage Inn Investors of Beverly Hills has leased the 184-room Carriage Inn Hotel at 5525 Sepulveda Blvd. in Sherman Oaks from Atlas Hotels of San Diego, with an option to purchase, in a deal valued at $8.4 million. Jordan Richman and Irwin Woldman of Grubb & Ellis represented both parties in the transaction. Carriage Inn Investors plans to convert the hotel into a Best Western franchise.

* National Water & Power Inc. signed a $7-million, six-year lease for 55,415 square feet of office space at the Orange County Business Center at 1241 E. Dyer Road in Santa Ana. The company will use the space as its new corporate headquarters. It plans to consolidate operations now in Irvine and move into the space in January, said Vince Ciavarelli of Sares-Regis Group, which manages the 24-acre office project. Toliver Morris of Legacy Commercial represented the Orange County Business Center in lease negotiations, along with Donald Yahn of Cushman & Wakefield. National Water & Power was represented by Steve Pisarik of Seeley Co.

* Aircraft manufacturer Boeing sold a 51,249-square-foot research and development building at 16825 Via del Campo Court in San Diego to General Atomics for $5.4 million. Boeing was represented by Buck Ramsey and Steve Rosetta of Cushman & Wakefield. General Atomics was represented in-house by Ed Jones.

* Bristol Park Medical Group signed a $4-million, 15-year lease on 11,000 square feet of medical office space at 15 Mareblu in Aliso Viejo. John V. Bosko of Charles Dunn Co. represented Aliso Viejo Professional Center, while Rocky Tarantello of Tarantello & Associates represented Bristol Park Medical Group.

* Chokyu USA, an import-export firm based in Japan, acquired a 46,000-square-foot building at 220 W. Ivy St. in Inglewood for $3 million from Beach Ivy Truck Terminal. Harvey Beesen and Luke Staubitz of Klabin Co. represented Chokyu. Oakstone Co. represented the seller.

* Newbury Partners of Thousand Oaks acquired a 39,000-square-foot industrial property at 3475-3798 Old Conejo Road in Newbury Park for $2.3 million from Newbury Partners of Westlake Village. Tony and Rick Principe of Westcord Commercial Real Estate Services represented both the buyer and the seller of the property, which is 98% occupied.

* Shidler Group of Los Angeles sold the 66,000-square-foot Aleco Manufacturing building at 4770 50th St. in Los Angeles for $2.5 million to Harry Diramarian, who has leased the building for 20 years for a furniture manufacturing business. Shidler Group was represented by Matt Root of Shidler West. Diramarian represented himself.

* ATE Group, a freight-forwarding company based in China, signed a $2.1-million, five-year lease on 85,000 square feet of industrial space at 755 Nash St. in El Segundo to serve as the company’s Los Angeles-area headquarters. Luke Staubitz and Harvey Beesen of Klabin Co. represented ATE. The landlord, Simmons Medea Topper Trust, was represented by Terry Reitz and Jim Biondi of Grubb & Ellis.

* The Salvation Army acquired a 105,000-square-foot building on 13 acres in Perris for $2 million from Manufacturers & Traders Co. of Syracuse, N.Y. Daniel Merritt of Goodglick Co., who represented both buyer and seller, said the site will be used for manufacturing and warehousing.

* Dohring Co., a national market research firm serving the automotive industry, leased 11,923 square feet of space at the Younan Professional Building, at 412 W. Broadway in Glendale, in a seven-year deal valued at $1.8 million. Andrew Feola, Mark Evanoff and Mike Donatelli of Ramsey-Shilling Co. represented building owner Younan Properties Inc. Ray Lepone of Grubb & Ellis represented the tenant.
