* Bascom Group of Irvine acquired the 276-unit Devonshire Apartments on 10.8 acres at 2770 W. Devonshire Ave. in Hemet for $8.4 million from Irvine-based Dolphinshire/Devonshire. Larry Andrews of Sperry Van Ness represented both buyer and seller, with Fremont Investment & Loan providing debt financing of $7.8 million. Bascom Group said it plans $700,000 in capital improvements at the complex.

* Matlin & Dvoretzky Architects sold a 14,527-square-foot building at 2800 Olympic Blvd. in Santa Monica to investment group 2800 Olympic Boulevard Partners for $3.5 million. Gregory A. Sackler and David Thurman of Westmac Commercial Brokerage Co. represented both parties in the transaction.

* West Bay Properties of Costa Mesa bought the 60-unit Costa Capri Apartments at 2000 Parsons St. in Costa Mesa for $3.5 million from Anna Chen of Los Angeles. Ken Morgan and Jay Skenderian of Morgan Skenderian Investment Real Estate Group in Newport Beach represented the seller, while Morgan Skenderian’s Grant Hahn represented the buyer.

* A group of investors doing business as 8611 Venice Corp. sold a four-story building at 9570 W. Pico Blvd. to the Samuel Goldwyn Jr. Family Trust for $3.5 million. Chris Holland and Mark Berman of Westmac Commercial Brokerage Co. represented the investment group. They said the building will serve as a film production and distribution center for the new owners, who were represented by Nick Christensen of CB Richard Ellis.

* Catellus Development Corp. signed Unipac Shipping Inc. of New York to a 10-year, $3.4-million lease for 78,000 square feet of warehouse space at Catellus Commerce Center, a 90-acre development near the Orange (57) and Pomona (60) freeways in Industry. Tom Taylor and Mike Miller of Seeley Co. represented Catellus in lease negotiations. Simon Chu of Simon Chu & Associates represented Unipac, which is a customs broker and shipping company.

* Protection One Inc., a commercial and residential security service, will expand and relocate its operations in a five-year, $2.6-million lease of 23,520 square feet on the 12th floor at 600 Corporate Pointe in Culver City. John Bertram headed a team from Westmac Commercial Brokerage Co. that represented Protection One; David Thurman, Luke Palmo and Tim Macker of Westmac represented the landlord, an Arden Realty partnership.

* Audio Video Color Corp., a packaging services company, signed a six-year, $2-million lease for 76,946 square feet of industrial space at 20550 Denker Ave. in Torrance. David Prior of the Klabin Co. represented the landlord, Denker Associates; Panorex Realty of Tarzana represented Audio Video.

* Marine Truck Service signed a lease valued at about $2 million for 123,000 square feet of industrial space at 15700 S. Avalon Blvd. in Compton to relocate and expand the company’s facilities. Gary Blau of Goodglick Co. represented the landlord, Avalon Properties. Los Angeles Real Estate Management represented Marine Truck Service.
