Fields Aircraft Spares Inc., a manufacturer and distributor of aircraft replacement parts, signed an $8.5-million, 10-year lease on 122,484 square feet of industrial space at 4175 Guardian St. in Simi Valley, one of the largest industrial leases this year in Ventura County. Mitch Conlee of Daum Commercial Real Estate Services, who represented Fields in the transaction, said the new site will serve as the headquarters for Fields, which will employ approximately 160 workers there. Bob Kahn of CB Richard Ellis represented the landlord, Sunrise Medical Inc.

The Rosemount Analytical subsidiary of Emerson Electric Co. sold its 170,000-square-foot former facility at 600 S. Harbor Blvd. in La Habra to Home Depot for $6.3 million and has signed a five-year, $1.8-million lease on a 49,000-square-foot building at 4125 E. La Palma Ave. in Anaheim. Chuck Wilson and Steve Schloemer of Seeley Co. represented Rosemount, which is a manufacturer of gas detection devices used in smog detection for the auto industry, in the mining industry, and in other applications. The Seeley brokers said Rosemount will employ approximately 100 workers at its new facility, which includes office, laboratory and assembly space. Home Depot is razing Rosemount’s former facility and plans to build a 120,000-square-foot retail store at the site, the brokers said. Mike Jensen of CB Richard Ellis represented Home Depot in the acquisition of Rosemount’s former site, while Pat Cavanaugh of CB represented the landlord, Kilroy Realty, in the lease of the new space.

Arnel Retail Group of Costa Mesa acquired a 12.2-acre parcel at 22219 S. Western Ave. in Torrance for $5.5 million from Pasminco of Australia and plans to build an Eagle Hardware store at the site, according to Todd Taugner of Klabin Co., who represented Pasminco along with Klabin’s David Prior. Taugner said Arnel plans to begin construction immediately on the store for Eagle, a national chain. Steve Deming of CB Richard Ellis represented Arnel in the purchase.

C.W. Poss Construction, a grading and excavation company, bought a 17,000-square-foot industrial building on 3.7 acres at 201 S. Balcom Ave. in Fullerton for $2.2 million from Orange County LLC. Chris Migliori of Daum Commercial Real Estate Services represented both the buyer and the seller.

Vernon-based Loma Vista Trading Co. acquired a 53,100-square-foot industrial building at 2000 S. Garfield Ave. in the City of Commerce for $2.1 million from Lehrer Investment Co. of Santa Barbara. Howard Schwimmer of Daum Commercial Real Estate Services, who represented Lehrer, said Loma Vista will use the recently renovated building for an expansion of its operations. Tom Condon of Seeley Co. represented Loma Vista in the transaction.

Ability Counts Inc., a vocational rehabilitation center in Corona, has signed a 10-year, $1.9-million lease for 50,408 square feet of industrial space at 2059 Atlanta Ave. in Riverside in an expansion and relocation of its operations. Chris Hauso of Capital Commercial/NAI, who represented Ability Counts along with Capital Commercial’s John Boyer, said the rehabilitation center will employ approximately 200 disabled adults at its new facility. Mark Latimer and Pat Bogen of Insignia/ESG represented the landlord, GateCapital Inc.
