Fresno-based Bedrosian Family Trust acquired an 80%-leased, 409,802-square-foot industrial building at 1235 E. Quarry St. in Corona for $15.3 million from Irvine-based Hunsaker Development, according to brokers who negotiated the deal. Jeff Chiate of Cushman & Wakefield represented the buyer. Hunsaker was represented by Tim Hawke and Scott Read of Grubb & Ellis Co.

* Bascom Group, an Irvine-based investment company, acquired a 141-unit apartment complex at 9128 Burke St. in Pico Rivera for about $7 million from La Paz Apartment Group. Larry Andrews of Sperry Van Ness represented both sides.

* Pacific American Property Exchange of Yorba Linda acquired a 64,570-square-foot industrial building at 1210 N. Red Gum St. in Anaheim for $3.5 million from Deutsch Trust of Los Angeles. Brad Christian of Seeley Co., who represented Pacific American, said the building is fully occupied and is the sales and distribution center for Scholastic Book Fairs Inc., a publisher and distributor of children’s books. The Deutsch Trust was represented by Al Minoofar of Investment Property Group.
