Ishino & Associates, a Los Angeles-based investment group, has purchased the 200-unit Citrus Gardens apartment complex at 8600 Citrus Ave. in Fontana for $7.2 million from Los Angeles-based Citrus Gardens Apartment, according to John Kalmikov of Grubb & Ellis, who represented both the buyer and the seller in the transaction.

* Kensington Canyon Country acquired the 51,820-square-foot Canyon Country Shopping Center at 27532 Sierra Highway in Canyon Country for $6.4 million from Tio Family Partners. Edward B. Hanley and Gregory S. Brown of Marcus & Millichap represented both the buyer and the seller.

* Cross Freight Systems Inc., a specialist in third-party logistics, signed an 11-year, $6.1-million lease for 125,000 square feet of warehouse space at 240 S. 6th Ave. in Industry that will also serve as the company’s headquarters, according to Bob Dipre of Daum Commercial Real Estate Services, who represented Cross Freight in lease negotiations. Chuck Hardy and Chris Bonnie of Lee & Associates represented the landlord, Authentic Specialty Foods, which has moved out of the warehouse space and into larger facilities.

* Caldwell Family Trust purchased the 74,500-square-foot Emerald Center shopping center at 1955 Foothill Blvd. in La Verne from Emerald Center of Glendora for $5.1 million. Charlie Meyer of Grubb & Ellis’ South Bay office represented the buyer. Sam Alison of CB Richard Ellis and Nelson Wheeler of Strategic Retail Advisors represented the seller.

* The Orange County Board of Education acquired a 16,860-square-foot office building at 2910 Redhill Ave. in Costa Mesa from DET Properties of Newport Beach for $2.5 million. Dave Kinney and Kirby Greenlee of Grubb & Ellis represented the seller in the transaction. Marilyn Donavan of RB Allen represented the buyer.

* Fidelity National Title, a Santa Ana-based title insurance firm, signed an eight-year, $2.2-million lease for 12,000 square feet of additional office space at 2500 Red Hill Ave. Simon Dillon and Myron Galchutt of Grubb & Ellis represented the landlord, New York-based Saga Irvine. John Merry of JM Commercial represented the tenant.
