FMK, a Los Angeles-based private investor, purchased Corona Marketplace, a 105,000-square-foot retail center at the southwest corner of Interstate 15 and Magnolia Avenue in Corona, for $12.8 million from San Diego-based Magnolia Marketplace. Joseph Gabbaian of Grubb & Ellis represented the buyer. Michelle Schierberl and David Lowry of Grubb & Ellis represented the seller.

* The Los Angeles County Department of Public Social Services signed a 10-year, $6.8-million lease for 44,250 square feet of office space at 14714 Carmenita Road, Norwalk, said Brett Blazicek of Grubb & Ellis, who represented the landlord, Davis Group of Encino. Seeley Co.’s John Herrouin represented the tenant.

* DVD Express, a digital video disk marketer, signed a seven-year, $5.5-million lease for 66,000 square feet of space at 5890 Jefferson Blvd. in Los Angeles, according to F. Ronald Rader of Klabin Co., who along with Klabin’s Baljit Nadler represented the landlord, Rodeo Properties, in lease negotiations. The tenant was represented by Robert Chavez and Brian Lewitt of Staubach Co.

* Northeast Valley Industrial Parks and Pacific West Management acquired a 100,000-square-foot industrial building at 7355 Lankershim Blvd. in North Hollywood from Papel Property Co. for $5.5 million, according to Adam Milstein of Pacific West Management. The seller was represented by Kent Chamberlain of Prudential California Realty. The buyers were represented by David Hoffberg of Delphi Business Properties.

* Sohnen Enterprises, a consumer electronics remanufacturer, signed a five-year, $3-million lease on a 130,000-square-foot warehouse at 8945 Dice Road in Santa Fe Springs to expand its warehouse and distribution operations, said Seeley Co.’s Mike Foley, who represented Sohnen. Fremont Properties’ Mike Krotz represented the landlord, S&M; Properties.

* Cameron Properties acquired a 32-unit apartment building at 1850 Buena Vista St. in Duarte for $2.4 million from Joseph A. and Daniel D’Angelo. Both the buyer and the seller were represented by Juan E. Cardenas of AMCAP Realty.

* Hunsaker Development acquired 6 acres of land at 16253 Gall Ave. in Industry for $2.2 million and plans to build a 120,000-square-foot, $7.5-million distribution center on the site, according to Lee & Associates brokers Dave Hunsaker, Chuck Noble and Steve Shatafian, who represented Hunsaker in the acquisition. The seller, Trammell Crow S.C. Properties, was represented by Stuart Milligan of Cushman & Wakefield.

* Hollywood Foreign Press Assn. acquired a new headquarters at 636-648 N. Robertson Blvd. in West Hollywood for $2.1 million from Hair Fashions. Helmut Voss, association president, said the group will move into the 5,800-square-foot building after renovations are completed this month. The press association was represented by Howard Feuerstein and Geoffrey Barton of Travers Realty-Oncor International. The seller was represented by Ted Stafford of Ronald S. Kates.

* Image Printing Inc., a provider of newsprint services, purchased a 33,326-square-foot industrial building at 12250 Colony St. in Chino for $2 million from Master Development of Newport Beach. Karl Heim and Mark Kegans of Grubb & Ellis represented the buyer. Paul Earnhart of Lee & Associates represented the seller.

* GNM II Ltd. of Sherman Oaks bought the 37-unit Foothill Apartments at 3123-3125 Foothill Blvd. in La Crescenta for $2 million from Edward Sanchez & Jim Taylor Enterprises. Ken Morgan and Jay Skenderian of Morgan Skenderian Investment Real Estate Group represented the seller. The buyer was represented by Daron Campbell of ReMax Realty.

* Television ratings firm ACNielsen signed a five-year, $1.9-million lease on 17,000 square feet of office space at 6255 Sunset Blvd. in Hollywood. Mitch Stokes and Bob Safai of Madison Partners represented the landlord, Kennedy-Wilson. ACNielsen, which is relocating from Beverly Hills, was represented by J.D. Cook of Cushman Realty.

* M&M; Asset Management bought a 26-unit apartment building at 20734 Seine Ave. in Lakewood from Hai Ming Kuo for $1.8 million. The buyer was represented by Sam Sant of Renaissance Realty Advisors. The seller was represented by Tak Hamachi of Prudential California Realty.

* Hawaiian Express Service, a Hayward, Calif.-based distributor of food and household products, signed a five-year, $1.7-million lease for 68,337 square feet of space at 14952 Valley View Ave. in La Mirada. Jim McFadden, Cameron Driscoll and Luke McDaniel of Grubb & Ellis represented the tenant. The landlord, Majestic Realty, represented itself.

* Pioneer Circuits bought a 21,168-square-foot industrial building at 3008-3010 Shannon St. in Santa Ana for $1.6 million from Clauset Business Park II. Chris Migliori of Daum Commercial Real Estate Services represented the buyer. The seller was represented by Jay Carnahan of CMG Real Estate.

* Insurance firm Yates & Associates signed a seven-year, $1.5-million lease on 12,233 square feet of office space at 2100 E. 4th St. in Santa Ana. Chris Latta and John Hatzis of Lee & Associates represented the landlord, the Cobb Grandchildren Trust. The tenant was represented by Terry Knapper of CB Richard Ellis.

* Garris Plastering bought a 16,862-square-foot industrial building on 1.9 acres at 1605 N. O’Donnell Way in Orange for $1.5 million from California Custom Motors. Chris Migliori of Daum Commercial Real Estate Services represented both the buyer and the seller.

* Cedars Sinai Medical Network signed a five-year, $1.4-million lease for 13,262 square feet at 6380 Wilshire Blvd. in Los Angeles. Mitch Stokes and Bob Safai of Madison Partners represented the landlord, Kennedy-Wilson. Cedars Sinai was represented by Chris Bonbright of Ramsey-Shilling Commercial Real Estate.

* Silver Investments bought a 14,400-square-foot shopping center at 23000 Ventura Blvd. in Woodland Hills for $1.4 million from EMH Properties as part of a 1031 exchange. The seller was represented by J. Richard Leyner, Cal Menzer and Zina Jacobson of Capital Commercial/NAI. The buyer was represented by Michael Harris of Fred Sands Realty.

* Retailer Hobby Shack, based in Fountain Valley, has signed a 10-year, $1.3-million lease for 4,530 square feet of retail space at 10815-19 Pico Blvd. in L.A.’s Westside Cente. Grubb & Ellis’ Marc J. Pollock and George Garvin represented the landlord, Wells Fargo Bank. Independent broker Paul Wyne represented the tenant.

* AMI/HTI Tarzana Regional Medical Center, a subsidiary of Tenet Healthcare, signed a five-year, $1.2-million lease for 10,012 square feet of space at Wilbur Medical Plaza, 5620 Wilbur Ave. in Tarzana. The landlord was represented by Dean Heck and Robert Gray of Beitler Commercial Realty Services. The tenant was represented by Garth Hogan of Medical Realty Advisors.

* Investors Menella Spivak, Aza Morozov, Lana Shlimovich and Olga Starikov acquired a 15,700-square-foot office building at 137 N. Virgil Ave. in Los Angeles for $1 million from Hankey Investment. Sue Horowitz of Capital Commercial/NAI represented the buyers. Hankey represented itself.

* BXI International Inc. signed a five-year, $1.1-million lease for 20,700 square feet of space at 3110 W. Empire Ave. in Burbank. Todd Byer and Robert Carter of Commercial Resource Real Estate Services represented both the tenant and the landlord, 1928 Jewelry Co.
