* Maxim Lighting Inc. signed a five-year, $12-million lease for 96,200 square feet of industrial space at 13260 Amar Road in Industry. The landlord, Western Distribution Lenders of San Diego, was represented by Marc DiGennaro and Anthony Brent of Lee & Associates. Maxim was represented by Steve Mooradian and Craig Phillips of Lee & Associates.

* La Mirada Center, a Los Angeles-based investor, acquired a 155,000-square-foot shopping center at Imperial Highway and La Mirada Boulevard in La Mirada for $8.45 million from La Mirada Properties Inc. of Australia. Marc Pollock of Grubb & Ellis represented the seller. Fara Salamat of Coldwell Banker Beverly Hills represented the buyer.

* Investment firm Plaza Center III acquired a 4.5-acre parcel south of the Ventura Freeway and east of Westlake Boulevard in Westlake Village for $4.3 million from Richland Communities. The new owners plan to build a $16-million, three-story, 81,500-square-foot office building on the site, according to Tony Principe of Westcord Commercial Real Estate Services, which represented the buyers. The seller was represented by Mike Foxworthy and Ken Kneale of Daum Commercial Real Estate Services.

* Del Moreno acquired a 30,661-square-foot office building at 20300 Ventura Blvd. in Woodland Hills for $3.3 million from Beverly Development Co. Bruce Frasco and Av Golenberg of Charles Dunn Co. represented the buyer. The seller was represented in-house by Daniel Tenn.

* PCS Development Inc. bought a 26-unit apartment building at 4702 Fulton Ave. in Sherman Oaks from Stanley Levin for $2.6 million. Greg Harris of Marcus & Millichap represented both the buyer and the seller.

* Digital Lava Inc., a developer of video publishing software, signed a five-year, $2.8-million lease for 24,698 square feet of office space at 13160 Mindanao Way in Marina del Rey to house its corporate headquarters. Gray DeFevere of Grubb & Ellis represented the tenant in the transaction. Gail Goldstein of landlord Spieker Properties represented the Menlo Park, Calif.-based company in the transaction.

* Lucky Distributors acquired a 38,000-square-foot building at 14746 Raymer St. in Van Nuys for $1.8 million from the Andrews Family Trust. The buyer was represented by Todd Byer and Justin Beimforde of Commercial Resource Real Estate Services. Greg Geraci and Ken Ashen of CB Richard Ellis represented the seller.

* Wesco Realty acquired a 3.4-acre parcel of land at 2500 W. 237th St. in Torrance from Wilson/JCC for $1.8 million. The buyer was represented by Patrick Cornejo of Gateway Business Properties. The seller was represented by James Hammond of CB Richard Ellis.

* The Groundlings improvisational theater group purchased the 5,000-square-foot Groundlings Theater at 7307 Melrose Ave. in Los Angeles for $1.6 million from Raymond Klemp. The buyer and the seller were both represented by Peter Ioannou of Marcus & Millichap.

* Emhoff & Giersbach of Chino acquired a 29,861-square-foot industrial building at 13740 Magnolia Ave. in Chino for $1.6 million from Davis Development of Newport Beach. The buyer was represented by Stephen Shatafian of Lee & Associates. The seller was represented by Lee & Associates brokers Brett Tremaine, Roger Wile, Larry Null, Doug Earnhart, John Earnhart and Paul Earnhart.

* Simon Properties acquired seven acres of industrial land and a 6,000-square-foot building at 12920 Imperial Highway in Santa Fe Springs for $1.6 million from the Cantrell Family Trust to relocate Simon Trucking Inc., an affiliated firm. Michael J. Foley of Seeley Co. represented both parties in the transaction.

* GCB Communications Inc. signed a five-year, $1.6-million lease for 32,500 square feet of space at 3333 N. San Fernando Road in Burbank. Ron Feder and Marcus Feder of RJ Feder & Associates Inc. represented GCB Communications. Brett Warner of Lee & Associates represented the landlord, Sahara Enterprises.

* Dr. Seymour Morrow acquired a 16-unit apartment building at 4454 Vista Del Monte in Sherman Oaks for $1.4 million from Tom Redfern. Greg Harris of Marcus & Millichap represented both the buyer and the seller.

* JVC Americas Corp. signed a four-year, $1.3-million lease for 50,800 square feet of industrial space at 11925 Pike St. in Santa Fe Springs. The landlord, Tri-West Ltd., was represented by Cliff Fincher of Lee & Associates. The tenant was represented by Vince Manche of Cushman & Wakefield.

* How 2HQ.com Inc. signed a five-year, $1.3-million lease for 10,000 square feet of space at 2800 28th St. in Santa Monica. The tenant was represented by Dean Heck and Rob Gray of Beitler Commercial Realty Services. The landlord, Arden Realty, was represented in-house by Troy Holme.
