* Private investor Allen Golden acquired a 153,086-square-foot office building on 1.2 acres at 16030 Ventura Blvd. in Encino for $22.3 million from Principal Life Insurance Co. The buyer was represented by Albert Shilton of Charles Dunn Co. The seller was represented by Jay Borzi of Cushman & Wakefield.

* CKM Industries, a textile manufacturing company, acquired two industrial buildings totaling 258,000 square feet for $13.7 million in Xebec Business Center, a 576,455-square-foot development of Xebec LLC on the 50-acre former Alcoa Aluminum plant site along the Long Beach Freeway in Vernon. CKM was represented by Tom Condon of Seeley Co. in the sale. Xebec was represented by Condon, Paul Sablock and Scott Heaton of Seeley.

* The Wildwood School signed a 10-year, $11-million lease for 50,000 square feet of office and industrial space at 11881 Olympic Blvd. in Los Angeles, according to Matthew Ceragioli of NAI Capital Commercial, who represented the school in lease negotiations. The landlord, the Landsburg Partnership, was represented by John Bertram and Lloyd Bakan of Westmac Commercial Brokerage.

* Sandberg Furniture signed an agreement to buy a 122,000-square-foot building scheduled for completion in January at Xebec Business Center in Vernon for $6 million. Richard Abdulian of Seeley Co. represented Sandberg. Seller Xebec LLC was represented by Paul Sablock, Scott Heaton and Tom Condon of Seeley.

* HN San Sevaine LLC, a joint venture between San Francisco-based Newcastle Realty Partners and Los Angeles-based Hanover Financial Co., acquired San Sevaine Business Park at 10405 San Sevaine Way in Mira Loma from Glenborough Institutional Fund I, for approximately $5.7 million. The park consists of nine buildings totaling approximately 173,000 square feet. The parties represented themselves in the transaction.

* Mag Instruments, manufacturer of Mag Flashlights, signed a five-year, $5-million lease for 300,172 square feet at 1950 Sterling Ave. in Ontario, where the company will consolidate operations from a number of sites in the Ontario area. Both Mag Instruments and the landlord, Vogel Properties, were represented by Scott and Terry Evans, Sid Osborn and Armen Gourdikian of Cushman & Wakefield.
