Sherman Oaks-based ACF Property Management purchased 800 S. Hope St., a 250,000-square-foot, eight-story office building in Los Angeles, for $12 million from 800 Hope Street Ventures Inc., an entity owned by New York-based Donaldson, Lufkin & Jenrette. Robert D. Beguelin, director of acquisitions for ACF, said the company will convert the building into a center for telecommunications switching equipment, including an MCI/WorldCom international switch serving MCI’s new Pacific Ocean fiber-optic cable. Beguelin said MCI has signed a 10-year, $3-million lease for 16,000 square feet of space in the building and is slated to move in August. ACF represented itself in the sale, while R. Todd Doney of Insignia/ESG represented the seller. Beguelin and Rick Merritt of Seeley Co. represented ACF in the lease transaction. Rhonda Siegrist and Wade Clark of Seeley represented MCI/WorldCom.

* KMK Capital, a Marina del Rey-based real estate developer and investor, bought a 23,000-square-foot office building at 1437 7th St. in Santa Monica for $5 million from SH & Sons of Los Angeles. Joseph Gabbaian of Grubb & Ellis represented the seller. Brad Gross of Lee & Associates represented the buyer.
