* SBS Technologies Inc., a manufacturer of computer components, signed a seven-year, $5.1-million lease for a 75,160-square-foot corporate headquarters building at Carlsbad Spectrum, a 395,000-square-foot business center being developed by Koll Development Co. in Carlsbad. Kent Moore of Business Real Estate represented SBS. Koll was represented by Lannie Allie and Doug Simpson of CB Richard Ellis.

* Invacare Corp., a designer and manufacturer of medical equipment, has signed a five-year, $4-million lease for 150,754 square feet of space at Golden Springs Business Park in Santa Fe Springs. Invacare was represented by Steve Calhoun of Seeley Co. Seeley’s Clyde Stauff and Mike Foley represented Golden Springs Business Park.

* Whittier-Calmada Center, an affiliate of Westwood Financial Corp., sold a 27,000-square-foot shopping center at Whittier Boulevard and Calmada Avenue in Whittier for $3.75 million to Robert Feldman for the Sam Feldman Trust. Whittier-Calmada and Westwood Financial were represented in-house by Joe Dykstra. The buyer was represented by Vince Norris of Delson Norris Investment Properties in Woodland Hills.

* Santa Monica College acquired an 18,647-square-foot office building at 2714 Pico Blvd. in Santa Monica for $3.35 million from 2714 W. Pico Blvd. Limited Partnership. David Thind and Lloyd Bakan of Westmac Commercial Brokerage Co. represented the seller. The college was represented by David Gordon and Craig Jablin of Julien J. Studley Inc.

* Properties LLC, a Los Angeles-based private investment group, acquired the 49,010-square-foot Carson Courtyard retail center at 123 and 129-155 E. Lomita Blvd. in Carson for $3.35 million from trusts under the control of Farrell, Boldman & Cummings of West Los Angeles. Properties LLC was represented by Tom J. Lagos, Ken McLeod and Armando Aguirre of Grubb & Ellis, who said the buyer plans to develop an additional 30,000 square feet of retail space at the center. Lagos and Aguirre also represented the seller.

* John Campbell, owner of Saab of Santa Ana, acquired a 20,000-square-foot property at 28722-28732 Marguerite Parkway in Mission Viejo for $2.4 million from Hamilton Co. and plans to develop the property into a Saab car dealership, according to Jeffrey Simonds of Voit Commercial Brokerage, who represented Campbell in the purchase. The seller was represented by Jeff Carr of CB Richard Ellis.

* H.K. Realty Inc. acquired a 96-unit apartment building at 38110 Fifth St. E. in Palmdale for $2.2 million from Dr. Mohammed Aliniazee. Marty Shelton of Capital Commercial/NAI represented H.K. Realty. The seller was represented by DeLonne Schaefer of Grubb & Ellis.

* Ken Lindner & Associates Inc. leased 8,493 square feet of office space in Century Plaza Towers at 2049 Century Park East in Los Angeles. The 92-month lease was valued at $1.8 million, according to Gray DeFevere of Grubb & Ellis, who represented the tenant and the landlord, One Hundred Towers of Los Angeles.

* Catalina Carpets, a carpet distributor, signed a five-year, $1.7-million lease on a 61,000-square-foot industrial building at 14410-14418 Best Ave. in Santa Fe Springs. Dave Hunsaker and Cliff Fincher of Lee & Associates represented Hunsaker Properties, the developer of the property. Catalina was represented by Scott Smith of CB Richard Ellis.

* United Pacific Bank signed a 15-year, $1.6-million lease for 4,780 square feet of space at Jamboree Plaza, a project under construction at Jamboree Boulevard and Edinger Avenue in Tustin and due to be completed in April. Christine Bowen and John Matus of Lee & Associates represented the landlord, Jamboree Plaza Holdings. Mike Russell of MacArthur Group represented United Pacific Bank.

* A Bellflower-based partnership doing business as 9231 Washburn Road LP bought the 33-unit Del Norte Apartments at 9231 Washburn Ave. in Downey for approximately $1.5 million. Ken Morgan and Jay Skenderian of Morgan Skenderian Investment Real Estate Group represented the seller, Michael Metz of Long Beach. The buyer was represented by Luis Vazquez of Sperry Van Ness.

* Las Tunas-San Marino Co., an affiliate of Westwood Financial Corp., sold a 7,400-square-foot shopping center at 301 W. Las Tunas Drive in San Gabriel to private investors Dennis Leung and Jiyen Shin for $1.1 million. Las Tunas-San Marino and Westwood Financial Corp. were represented in-house by Joe Dykstra. The buyers were represented by Henry Ching of Henry Ching & Associates.

* Pic ‘N Save signed a $1.6 million lease for 23,992 square feet of retail space at Sylmar Towne Center, 12719 Glenoaks Blvd. in Sylmar, according to Sylvia MacAller and Jeff Bell of TOLD Partners, who represented the shopping center. Pic ‘N Save was represented by John M. Benney of Daniel B. Katz & Associates.

* Mr. and Mrs. John Shamolian acquired the 15,750-square-foot Vallecitos Shopping Center at 701-705 Center Drive in San Marcos for $1.2 million from Dallas-based Beal Bank. Edward B. Hanley and Gregory S. Brown of Marcus & Millichap represented both the buyer and the bank.
