* Sares-Regis Group’s multifamily investment division acquired the 192-unit Civic Center Place Apartments in Norwalk for $17 million from Michalski Family Trust. Sares-Regis represented itself; the seller was represented by Dan Benton of Westin Financial Services.

* Universal Warehouses, a warehousing and distribution company, signed a 10-year, $15-million lease for 308,568 square feet of space at 888 Kearn Creek Court in the Kearn Creek Distribution Center in Industry. Universal was represented by John McMillan of Cushman & Wakefield. Phil Lombardo of Trammell Crow, along with Stuart Milligan and David Hasbrouck of Cushman & Wakefield, represented the landlord, Trammell Crow Co.

* Arden Realty Corp. acquired Westlake Gardens, a recently completed two-building office development totaling 100,000 square feet at 2435 and 2555 Townsgate Road in Westlake Village, for $14.6 million from Silagi Development. Brian Forster of TOLD Partners represented both parties in the sale.

* Industrial Developments International acquired 77 acres of land near Wineville Road and Riverside Avenue in Mira Loma for approximately $10 million from Wineside 45. Ted and Michael Carpenter of Cushman & Wakefield, who represented both parties in the sale, said a development, including 1.75 million square feet of distribution space in three buildings, is proposed for the site.

* Arden Realty bought a 60,000-square-foot office building at 555 St. Charles Place in Thousand Oaks for $8.8 million from Hillside Corporate Center, according to Brian Forster of TOLD Partners, who represented both buyer and seller in the transaction.

* Home Depot signed a five-year, $2.2-million lease for 100,500 square feet of warehouse space at the southeast corner of Arrow Route and Oakwood Drive in Rancho Cucamonga. Terry Evans and Scott Evans of Cushman & Wakefield represented Home Depot. The landlord, Koll Development, was represented by Tom Taylor and Peter McWilliams of Seeley.
