* Exodus Communications Inc., a leading provider of Internet systems and related services, signed a 10-year, $7.5-million lease for 90,818 square feet of industrial space at 200 N. Nash St. in El Segundo. David Prior of Klabin Co. represented landlord Legacy Partners, along with Klabin’s Todd Taugner, F. Ronald Rader and Harvey Beesen. The tenant was represented by Jack Whalen of McKinney Travers.

* Herman Miller Inc., a national office furniture company based in Michigan, signed a five-year, $2.5-million lease for 85,426 square feet of distribution space at 16651 Knott Ave. in La Mirada Commercenter, where the firm will consolidate its Southern California distribution operations. Greg Ozimec and Allan Daum of Voit Commercial Brokerage represented the tenant. The landlord, Overton, Moore & Associates, was represented by Steve Calhoun of Seeley Co.

* The architectural firm of Widom Wein Cohen O’Leary Terasawa signed a 10-year, $2.2-million lease for 15,000 square feet of office space at 3130 Wilshire Blvd. in Santa Monica, where the firm will relocate its corporate headquarters from another location in Santa Monica. Jack Karp of National Properties Group represented the tenant in the transaction. Landlord Kilroy Realty Inc. represented itself.

* Auto Insurance Specialists signed a five-year, $1.9-million lease for 17,000 square feet of space at 1700 Walnut Ave. in El Segundo. James Jandro of Cushman & Wakefield represented both the tenant and the owner, Kearny Real Estate Co.

* Shalabi Enterprises purchased a 26,036-square-foot industrial building at 13985 Live Oak Ave. in Irwindale Gateway Center for $1.7 million from Conning Asset Management, a subsidiary of General American Life Insurance that developed Gateway Center. The building will be occupied by R-Ranch Markets as its corporate headquarters and distribution center, according to Ken Simon of KFS Properties, who represented the buyer. Will Kim, Tom Taylor and Peter McWilliams of Seeley Co. represented the seller.

* Ali Mazaheri of Anaheim bought a 32-unit apartment complex, Pacific Apartments at 8861-8930 Pacific Ave. in Stanton, for $1.7 million from Pacifica of Newport Beach. Ken Morgan and Jay Skenderian of Morgan Skenderian Investment Real Estate Group represented the seller. Yolanda Gardono of LB Realty represented the buyer.

* Dinwiddie Construction Co. signed a seven-year, $1.5-million lease for 12,192 square feet of space at 811 Wilshire Blvd. in Los Angeles, where Dinwiddie is scheduled to relocate its corporate offices in July. Paul Stockwell and Will Adams of Julien J. Studley Inc. represented Dinwiddie. The landlord, L.A. Wilshire Corp., was represented by Kevin Housman and Michael Lee of Charles Dunn Co.

* J.K. Properties Inc. acquired a 25-unit apartment building at 838 S. Kenmore Ave. in Los Angeles for $1.1 million from Shan-Ping Yen. Darin Beebower of Renaissance Realty Advisors represented the buyer. The seller was represented by Chin Yi of UNI Realty.

* Nutrition Express Corp., a distributor of vitamins and nutritional supplements, signed a five-year, $1.1-million lease for 28,074 square feet of warehouse space for expansion and relocation of its corporate headquarters to 2575 237th St. in Torrance. Todd Taugner of Klabin Co. represented the landlord, 2575 237th St. The tenant was represented by Mike Quagletti Jr. of Industrial Realty.
