* Virgin Entertainment Group signed a 10-year, $8.5 million lease on 38,000 square feet of office space at Museum Square in the Miracle Mile district of Los Angeles, according to an announcement by landlord J.H. Snyder Co. and Ogo Associates. Virgin will move its North American headquarters to the new location in the spring. Virgin was represented by Chris Houge, Dana Perel and Jeff Pion of CB Richard Ellis. J.H. Snyder was represented in-house by Martin Erck.

* Trojan Manufacturing, a maker of golf cart batteries, bought a 175,000-square-foot industrial building at 15730 S. Figueroa St. in Gardena from Insignia/ESG for $7 million. Lee Segal of Klabin Co. represented both parties in the sale.

* Maxxam Enterprises bought a 40,000-square-foot land parcel on Wilshire Boulevard at 23rd Street in Santa Monica from Wilshire West Group for $6.7 million. Bob Safai and Matthew May of Madison Partners represented both buyer and seller.

* Bixby Land Co. of Long Beach bought a 95,452-square-foot industrial building at 17211 Valley View Ave. in Cerritos for $4.1 million from Cerritos-based Kolon California. The buyer was represented by Tim Cronin, Jeff Hirsch and Frank Adler of Lee & Associates. The seller was represented by Cronin and Jeffrey Bethel, also of Lee & Associates.

* Contico International, a provider of injection-molded plastics, signed a five-year, $3.2-million lease on 123,120 square feet of industrial space at 13300 Orden Drive at Golden Springs Business Park in Santa Fe Springs. Contico was represented by Stephen C. Calhoun of Seeley Co. and Robert Farrar of Farrar & Associates. The landlord, Golden Springs Development Co., was represented by Calhoun, Clyde Stauff and Michael Foley of Seeley.
