RPD Properties, a Los Angeles-based private investment group, acquired an 883,711-square-foot portfolio of office and industrial properties in five states for $36 million from three limited partnerships affiliated with Laguna Niguel-based Birtcher Real Estate Group. David Lachoff of Grubb & Ellis, who represented RPD, said the properties included seven office and industrial buildings in Minnesota, Illinois, Utah, Washington and Wisconsin. The properties were sold through Breicorp, a Birtcher affiliate that was the managing general partner and asset manager for the portfolio. The seller was represented by Birtcher Property Services.

* Hughes Space and Communications signed a 10-year, $28-million lease for 81,000 square feet of space at Continental Grand Plaza II, a 237,000-square-foot office building that opened in the spring at 400 N. Continental Blvd. in El Segundo. The tenant and the landlord, Summit Commercial Properties, were both represented by Grafton Tanquary, John Ayoob and Bill Bloodgood of CB Richard Ellis.

* Universal Health Care signed a seven-year, $5.6-million lease for 29,460 square feet of space at 8501 Wilshire Blvd. in Beverly Hills. Universal was represented by David Thind and Timothy C. Macker of Westmac Commercial Brokerage Co. The landlord, MPI Ltd., was represented by David Kimball and Mark Sullivan of Julien J. Studley Inc.

* Concord Transportation signed a 10-year, $4.7-million lease for 100,000 square feet of industrial space at 14730 Don Julian Road in Industry. The landlord, Don Julian Partners, was represented by Anthony J. Brent and Michael Brent of Lee & Associates. The tenant was represented by J.R. Wildermuth of Associated Commercial Brokers.

* Hi-Tek Warehouse Corp. of Industry purchased a 59,000-square-foot industrial building at 20851 Curner Road in Industry for $3.4 million from Xebel Currier of Commerce. Marc DiGennaro and Tim Cronin of Lee & Associates represented the buyer. The seller was represented by Tom Taylor of Seeley Co.

* Santa Monica-based 20th & Olympic PDI purchased a 27,000-square-foot parcel of land at 1657-71 20th St. in Santa Monica from Olympic/20 Real Estate Development of West Los Angeles for $2.9 million. The new owner plans to develop a parking structure on the site, according to David Ghermezian and Joseph Gabbaian of Grubb & Ellis, who represented the buyer and the seller in the transaction.

* Joseph and Lynn Menichini and Sylvia Jacobson of Los Angeles acquired a 45,980-square-foot industrial building at 1950-1956 E. 20th St. in Los Angeles for $2.5 million from Simon Shimon Elhaiani and Rita Ester Lewkowicz of Los Angeles. The buyers were represented by Millie Dietsch and Leo Vusich of Lee & Associates. The sellers were represented by Bill Spracher of Fox Industrial.

* Colima Road Properties of Laguna Niguel acquired a 43-unit apartment complex at 11500 Colima Road in Whittier from Tracey Ellis of Baldwin Park for $2.3 million. The seller was represented by Ken Morgan and Jay Skenderian of Morgan Skenderian Investment Real Estate Group. The buyer was represented by independent broker Ernie Schroeder.
