Dallas-based Crow Family Holdings purchased 63 acres of land at the southeast corner of Arrow Highway and Irwindale Avenue in Irwindale for $14.5 million from Los Angeles-based CalMat. Crow will use the property for the first phase of a 114-acre business park, according to Grubb & Ellis brokers Jim Center, Bob Moffatt and Cathy Moffatt, who represented the parties in the transaction. They said the first phase of the planned business park will include 1.2 million square feet of speculative industrial space, with buildings ranging from 40,000 to 324,000 square feet. Irwindale Business Center is projected to break ground in the first quarter of 2000 with completion slated for the third quarter. Crow Family Holdings is expected to exercise an option to purchase an additional 51 acres from CalMat in June, the brokers said.

Bendheim Enterprises Inc. of Los Angeles bought the Northridge Surgery Center, a 15,000-square-foot medical building at 8327-8333 Reseda Blvd. in Northridge from court receiver James H. Donell for $2.5 million. Christopher V. Bonbright and Michael Dettling of Ramsey-Shilling Co. represented the buyer. The seller was represented by Donell, a broker with Jalmar Properties Inc.

Investor Tom Turner acquired a 44-unit apartment building at 1345 N. San Gabriel Ave. in Azusa from William Caldwell for $2.1 million. Deke Keasbey of Tierra Properties represented the buyer. The seller was represented by Bruce Furniss of Grubb & Ellis.

Colorado Plaza Associates acquired the 8,360-square-foot Colorado Plaza shopping center at 3407- 3708 E. Colorado Blvd. in Pasadena from Larner Rosemead for $1.8 million. The seller was represented by Shaun Riley, Dennis Vaccaro and David Lee of Faris Lee Investments. The buyer was represented by Greg Sackler of Concorde Real Estate Partners.

Lynam Industries Inc., a precision metal fabrication firm, bought a 39,936-square-foot industrial building at 11186 Venture Drive in Empire Business Center in Mira Loma for $1.7 million from Allen Evensen of Mira Loma. Mark Kegans of Grubb & Ellis represented the buyer. Jeff Read of Grubb & Ellis represented the seller.

Valerio Lennox Townhouses, an Encino-based investment group, acquired the 27-unit Lennox Court Apartments at 6930 Lennox Ave. in Van Nuys for $1.6 million from Lennox Court of San Diego. Dean Zander of Hendricks & Partner represented the seller. Chris Thompson of IREA represented the buyer.

* Marriott International has purchased 4.63 acres on Avenue P near 5th Street West in Palmdale for $1.5 million from Sierra Development Group, according to Vince Roche of CB Richard Ellis, who represented the seller in the transaction. Roche said Marriott has granted a franchise to Tharaldson Enterprises of Fargo, N.D., to build a Marriott Courtyard and a Marriott Residence Inn on the site. Marriott was represented by Kent Short of LSL Commercial Real Estate in Bakersfield.
