* Cohasset Village Townhomes, an affiliate of Irvine-based Bascom Group, bought the 204-unit Cohasset Village Townhomes complex at 20146-20259 Cohasset St. in Winnetka, near Canoga Park, for $16.5 million from Charles and Jean Crail of Woodland Hills. The buyer plans to spend $2 million renovating and remodeling the property, according to Dean Zander of Hendricks & Partners, who represented both parties in the transaction.

* Simi Partners, a partnership managed by Investec Commercial Inc., acquired Simi Valley Promenade, a 82,313-square-foot shopping center at 5197 E. Los Angeles Ave. in Simi Valley for $9.7 million from Doerken Properties Inc. Todd Goodman, Sam Alison and Jodi Meade of CB Richard Ellis represented the seller. Investec was represented in-house by Jim Slaught.

* Larry Brotman and Claire Wang-Brotman bought a 87,987-square-foot retail property at 6200 E. Pacific Coast Highway in Long Beach for $6.8 million from Urban Court. The seller was represented by Fouy Ly and Reza Etedali of Sperry Van Ness. The buyer was represented by independent broker Razmik Grigorian.

* Dr. Louis Schainuck acquired 33,000-square-foot Wherehouse Music Center at 15214 Whittier Blvd. in Whittier for $4.5 million from 15214 Whittier Venture. Reza Etedali of Sperry Van Ness represented the seller. The buyer was represented by Steve Maynard of Shiloh Real Estate Investments.

* JK Properties of Los Angeles bought the 147-unit Green Tree Apartments at 1112 Devonshire Ave. in Hemet for $4.3 million from Steadfast Properties of Newport Beach. Alex Mogharebi of Marcus & Millichap represented the buyer and seller.

* Aviva Center acquired a 17,000-square-foot office building at 7120 Franklin Ave. in Los Angeles for $2.2 million from Crippled Children’s Society. Mitch Stokes and Bob Safai of Madison Partners represented the seller. The buyer was represented by Linda May of Coldwell Banker.

* Jee Choi of Los Angeles purchased the 77-space Peppertree Mobile Home Park at 293 W. Rialto Ave. in Rialto for $1.8 million from Joe Brown of Newport Beach. John Reinhardt of Marcus & Millichap represented the seller. The buyer was represented by Ben Yi, also of Marcus & Millichap.

* Danny and Raphael Chavez acquired a 28,900-square-foot building at 15410 Stafford St. in Industry for $1.5 million from Robert Phillips. Robert Dipre of Daum Commercial Real Estate Services represented the seller. The buyer was represented by Angel Lemus of Century 21 U.S. Realty.

* Pacific Development Group II acquired a 10.75-acre parcel of land at the 15 Freeway and Baseline Avenue in Fontana for $1.2 million from Fontana Heritage West End Associates. Sam Alison, Jodi Meade and Frank Geraci of CB Richard Ellis represented the buyer and seller.

* Stuhlbarg International Sales Co. signed a five-year, $1.1-million lease for 40,000 square feet of industrial space at 2997 E. Main St. in Ranch Dominguez. SISCO was represented by David Grote of Klabin Co. The landlord, Robert Thompson, was represented by John Thompson of Hal Thompson Co.
