* Handprint Entertainment and Thirsty.com signed a seven-year, $10-million lease for 38,000 square feet of space at Westwood Center at 1100 Glendon Ave. in Westwood. Hunt Barnett of Insignia/ESG represented the tenants. The landlord, Arden Realty, was represented in-house by Gayle Landes and Eric Hasserjian.

* Scripto Tokai, a manufacturer of pens and cigarette lighters, signed a 10-year, $5.1-million lease on 120,000 square feet of industrial warehouse space in the Rancho Cucamonga Corporate Center at Foothill Boulevard and Milliken Avenue in Rancho Cucamonga that will serve as the company’s headquarters. The company will locate up to 100 workers at the site, according to Chuck Belden of Cushman & Wakefield, who represented the tenant. The landlord, Catellus Development, was represented by Len Santoro and Frank Geraci of CB Richard Ellis.

* Xceed Inc., a Web page marketing consultant, signed a seven-year, $4.4-million lease for 17,600 square feet of office space at the Landmark I building, 11755 Wilshire Blvd., Los Angeles. Xceed was represented by Chris Houge of Insignia/ESG. The sub-landlord, Washington Mutual Financial, was represented by Steve Marcussen and Jerry Hess of Cushman Realty Corp.
