* Nippon Express USA Inc. signed a seven-year, $13-million lease for 353,483 square feet of space at 950, 970 and 990 Francisco St. and 20051 S. Vermont Ave. in Los Angeles at Prentiss Pacific Gateway Center, an industrial complex owned by Dallas-based Prentiss Properties, a real estate investment trust. The four-building lease represents about 28% of the complex, according to Mark Mattis of Prentiss, who represented the company in lease negotiations. Nippon Express, a public warehouse firm, was represented by Ira Schuman of Julien J. Studley in New York.

* The Los Angeles Unified School District signed a 10-year, $7-million lease for 36,260 square feet of office space at 1543 Shatto St. in Los Angeles, where the school district will relocate some training and personnel services operations from downtown Los Angeles. Rob Fuelling of Investment Development Services Inc. represented the school district. The landlord, Morgan-Adams, was represented by John Archibald and Casey Adams of Grubb & Ellis.

* The Redfern Family Trust acquired a 52-unit apartment building at 1750 Foothill St. in South Pasadena for $5.6 million from 1808 Foothill Assn. Greg Harris of Marcus & Millichap represented the buyer and seller.

* Liberty Digital Inc. signed a 10-year, $5.2-million lease for 10,451 square feet of office space at Westwood Center at 1100 Glendon Ave. in Westwood. The tenant was represented by Doug Econn of CRESA Partners. The landlord, Arden Realty, was represented in-house by Eric Hasserjian.

* Safeguard Business Systems Inc. has signed a 10-year, $5-million lease renewal for 91,657 square feet at 6117 Malt Ave. in Los Angeles. Rosey T. Miller and Michael Kennedy of Julien J. Studley Inc. represented the tenant. The landlord, Robert Merritt, was represented by Don Riggins of CB Richard Ellis.

* Digital Insight Corp. signed a five-year, $4.2-million lease for 52,130 square feet of office space at 5601 Lindero Canyon Road in Westlake Village. The landlord, Arden Realty, was represented in-house by Gary Cohen. The tenant was represented by Ron Wade of Cushman & Wakefield.

* CarParts.com signed a five-year, $3.5-million lease for 24,000 square feet of office space at Pacific Corporate Towers at 222 N. Sepulveda Blvd. in El Segundo. CarParts.com was represented by Robert Chavez and Jim Burnap of Staubach Co. The landlord, GE Capital, was represented by Grafton Tanquary of CB Richard Ellis.

* Okuma America Corp., a Charlotte, N.C.-based machine tool manufacturer specializing in computerized systems, signed a 10-year, $3.25-million lease for 35,000 square feet of industrial space at 980 Knox St. in Los Angeles. Lance Parker and Bob Crenshaw of Grubb & Ellis represented the tenant. The landlord, Pacifica South Bay of Marina del Rey, represented itself.

* Michael Siegal bought a 54,000-square-foot industrial complex at 226-232 Sherman Way in Corona for $3 million from Sherman Avenue Business Park of Newport Beach. The buyer was represented by Allen M. Segal and David Williams of Collins Commercial. The seller was represented by Scott Ostlund of Lee & Associates.

* FTM Media Inc. signed a seven-year, $3-million lease for 17,643 square feet of office space at 303 N. Glenoaks Blvd. in Burbank. The landlord, Arden Realty, was represented in-house by Lisa Rediger. The tenant was represented by Les Small of Les Small & Co.

* Denver-based Middle America Management Inc. signed a five-year, $2.9-million lease for a 94,000-square-foot industrial building at 9640 Owensmouth Ave. in Chatsworth. Richard C. Kyler of Grubb & Ellis represented the landlord, Los Angeles-based Chatsmouth. Michael J. LaRocque of Daum Commercial represented the tenant.

* Cardenas Markets, an Ontario-based grocery chain, signed an 11 1/2-year, $2.7-million lease for 49,000 square feet of retail space for a new location at 16721 Valley Blvd. in the Inland Empire Center in Fontana. Vicki Donkin, Herbert M. Andrews and Tim McMahon of Grubb & Ellis represented both the tenant and the landlord, Arcadia-based Vons Companies Inc.

* Minneapolis-based Fallon McElligott, an advertising agency, signed a seven-year, $2.3-million lease for 7,000 square feet of office space at 1454 Third Street Promenade in Santa Monica. Steven Salas of CB Richard Ellis and Marc Nanne of Schoening Group Inc. in Minneapolis represented the tenant. The landlord, 1452 Third Street Promenade Ltd., was represented by Randy Starr of Tenzer Commercial.

* Abbey Co. of Garden Grove bought a 26,200-square-foot office building at 1436 Goodrich Blvd. in Commerce for $2.2 million from the Robert W. Draine Family Trust, according to Robert B. Albrecht, acquisitions director for the company. Robert Hager of Colliers Seeley represented the buyer and seller.

* Pivotal Technologies signed a five-year, $2.1-million lease for 16,821 square feet of office space at 70 S. Lake Ave. in Pasadena. The landlord, Arden Realty, was represented in-house by Lisa Rediger. The tenant was represented by Dan Alle of John Alle & Co.

* Westwood Financial Corp. sold Century Square, a 47,000-square-foot retail center at 2109 Tapo St. in Simi Valley, to Calabasas-based Rainbow Investments, a real estate investment firm, for $2 million. Westwood Financial was represented in-house by Phillip Duke. The buyer was represented by Gary Saton of Capital Commercial/NAI.

* Cincinnati-based Cintas Corp., a uniform sales and rental company, signed a seven-year, $1.2-million lease for 16,332 square feet of industrial space at 711 Hawaii St. in El Segundo. Gregg Boehm and Todd Taugner of Klabin Co. represented the tenant. The landlord, Rabin Trust, was represented by Michael Bodlovich and Craig Meyer of Colliers Seeley.

* HeyAnita.com, a new company that will enable individuals to surf the Internet from any phone, signed a three-year, $1.1-million lease for 14,031 square feet of office space at 6100 Wilshire Blvd. in Los Angeles for its corporate headquarters and research-and-development operations. Guy H. Eisner of Grubb & Ellis represented the tenant. The landlord, Beverly Hills-based Arden Realty, was represented in-house by Gayle Landes.
