* TCS Office Park of Laguna Hills bought the 152,000-square-foot Torrance Center South office complex at 21151-21221 S. Western Ave. in Torrance for $18.2 million from Torrance-based Southwest Value Partners. Kevin Shannon of Grubb & Ellis’ South Bay office and Steve Cramer of Colliers Seeley represented the buyer and the seller.

* R.K. Properties of Long Beach bought the 132-unit Woodside Apartments at 1055 Blaine Ave. in Riverside for $6.9 million from Woodside Apartments LLC. Larry Andrews of Sperry Van Ness represented the seller. R.K. Properties represented itself.

* KDF Communities of Newport Beach acquired the 91-unit Sea Wind Apartments at 1924 Glenoaks Ave. in Anaheim for $6.7 million from Schroeder Glenoaks Associates. Gary Tolfa of Investment Property Group represented the buyer and the seller.

* W-Warner Gardens acquired the 56-unit Warner Gardens Apartments at 8202 Warner Ave. in Huntington Beach for $5.7 million from the Sun Trust of Huntington Beach. Grant Hahn of Morgan Skenderian Investment Real Estate Group represented the seller. The buyer was represented by Ken Morgan and Jay Skenderian of Morgan Skenderian.

* BroadVision Inc., a developer of software for electronic commerce, signed a seven-year, $5-million lease for 22,500 square feet of office space in Continental Grand Plaza II at 400 N. Continental Blvd. in El Segundo. The 240,000-square-foot office building is now fully leased, according to Jack Mahoney, president of landlord Summit Commercial. Grafton Tanquary of CB Richard Ellis representedthe landlord. The tenant was represented by Roy Longman and Joseph Sciolla of Cresa Partners.

* Heads & Threads, a fastener manufacturer, signed a 10-year, $4.4-million lease for 75,116 square feet of industrial space at 8750 Rex Road in Pico Rivera Business Center in Pico Rivera. Rob Socci, Louis Tomaselli and Mitch Zehner of Voit Commercial Brokerage represented the landlord, a partnership of Majestic Realty Co. and San Francisco-based AMB Property Corp. The tenant was represented by Eric Knirk of Fremont Properties.

* Severson & Smith of Santa Ana bought 10.8 acres of land near Avenida de Las Banderas and Avenida de las Flores in Rancho Santa Margarita for $3.8 million from Rancho Santa Margarita Co. and plans to build a Jewish school, a Calvary chapel and a Methodist church at the site. Tom Gilmer of Lee & Associates represented the buyer. The seller was represented by Tyler Mattox of CB Richard Ellis.

* Enson Inc. signed a five-year, $3.7-million lease for 108,162 square feet of industrial space at 7850 Ruffner Ave. in Van Nuys. Brad Koehler of Trammell Crow represented the landlord, AMB Properties. The tenant was represented by David Kimball of Julien J. Studley Inc.

* CT Realty Corp. of Newport Beach sold a 72,000-square-foot industrial property at 252 Granite St. at Corona Hills Industrial Center in Corona to American Products Co. for $3.6 million, according to Robert M. Campbell of CT Realty. Larry Null of Lee & Associates represented the seller. The buyer was represented by Kevin Chapen of NAI Capital Commercial.

* Triumph LLC of Newport Beach acquired a 79,929-square-foot business park at 13311-13341 Garden Grove Blvd. in Garden Grove for $3.5 million from RPT Properties of Newport Beach. Mike Hefner and Paul Caputo of Voit Commercial Brokerage represented the buyer and the seller.

* Neue Sentimental Film LA signed a 10-year, $3.2-million lease for 10,200 square feet of office space at 4114 Glencoe Ave. in Marina del Rey. Mark Berman and Scott Carr of Westmac Commercial Brokerage represented the landlord, Marina Glencoe. The tenant was represented by Andrew Wilson and Scott Rigsby of Lee & Associates.

* International transportation company Coach USA acquired a 43,850-square-foot industrial building at 12760 Foothill Blvd. in Sylmar for $2.5 million from 12760 LLC. Brent Weirick of Colliers Seeley represented Coach USA. The seller was represented by Greg Barsamian of CB Richard Ellis.

* Behr Process Corp., a paint manufacturer, signed a five-year, $2.5-million lease for 80,000 square feet of industrial space at 3500 W. Segerstrom Ave. in Santa Ana. Kevin M. Turner of Colliers Seeley represented the tenant and the landlord, 3400-3500 Segerstrom Avenue Property Co.

* Sibson & Co., a global management consulting firm, signed a five-year, $2.3-million lease for 13,760 square feet of office space at 10960 Wilshire Blvd. in Westwood. Hunt Barnett of Insignia/ESG represented the tenant. The landlord, Equity Office, was represented in-house by Kevin Burke and John Cornuke.
