Sun Leases Space in Opus Center

Sun Microsystems has signed a six-year lease to occupy 44,000 square feet of space on the top two floors of Opus West Corp.’s 269,000-square-foot, 12-story Opus Center Irvine at Main Street and MacArthur Boulevard in Irvine. Financial terms of the lease were not disclosed, but its value would be about $10 million at current asking rates. Sun, a Palo Alto-based company that provides computer hardware, software and related services, will expand from an 15,000-square-foot office in Irvine. Sun is expected to move more than 150 employees into the new space in March. The office building was completed a year ago and is 90% leased with the signing of Sun. The building is the first of three planned towers totaling 930,000 square feet. Construction of Opus Center Irvine II, a 321,000-square-foot high-rise, is scheduled to begin in May and be completed in late 2002. No date has been set for construction of the third building. Herb Hafter and Mike Gion of Jones Lang LaSalle represented the tenant in lease negotiations; Al Masters and Dean Chandler of CB Richard Ellis represented Opus West.
