* Hudson Properties, a Los Angeles-based investment group, purchased a 143,000-square-foot office building at 1901 Newport Ave. in Costa Mesa from the Shammas Living Trust of Los Angeles for $18.5 million. Ed Palmer of Grubb & Ellis represented the buyer. The seller was represented by Chris Deason of Voit Commercial Brokerage.

* Cooper Tire & Rubber Co. signed a 10-year, $15.1-million lease for 401,000 square feet of distribution space at 9363 Lucas Ranch Road in Rancho Cucamonga. Bill Heim, Michael Chavez and Jeff Huberman of Lee & Associates represented the tenant. The landlord, Cabot Industrial Trust, was represented by Heim and Michael Chavez.

* Kimball Microelectronics Group, an electronics manufacturing firm, acquired a 40,000-square-foot industrial building at 28575 Livingston Ave. in Gateway III at Valencia Commerce Center in Valenica from developer Intertex Holding Co. for $5 million, according to Dale Donohoe, president of Intertex. Craig Peters and Doug Sonderegger of CB Richard Ellis represented the buyer and the seller.

* Gish Biomedical signed a 10-year, $4.6-million lease for 51,800 square feet of corporate headquarters and research space at 22942 Arroyo Vista in Santa Margarita. Gish was represented by Kevin Turner of Colliers Seeley International and Gordon Henry of Cushman & Wakefield. The landlord, Eric Pepys, was represented by Mark Zuvich and Jack Cannon of Zuvich, Cannon & Associates.

* Guthrie Development Co. of Laguna Hills purchased the five-building, 80,288-square-foot Cedarwoods Business Park at 2461-2495 E. Orangethorpe Ave. in Fullerton for $4.3 million. Jack Faris and Alan Pekarcik of Voit Commercial Brokerage represented Guthrie Development and the sellers, Hector and Vanna Regner.

* Samson Motorcycle Products, a manufacturer of motorcycle exhaust systems, bought a 63,000-square-foot industrial building at 3818 E. Coronado St. in Anaheim for $4.3 million from Sherwin Williams Co. Frank Mejia of Lee & Associates represented the buyer. The seller was represented by Rob Socci and Mike Hefner of Voit Commercial Brokerage.

* Archstone Communities purchased a 33,106-square-foot development site at 8360 W. Manchester Ave. in Playa del Rey from 27th/Pico Boulevard II for $4.15 million and plans to build a 49-unit apartment complex at the site. Michel D. Hibbert of Charles Dunn Co. represented the seller. Randy Kirshner of Renaissance Realty represented the buyer.

* John R. Saunders bought a 62,000-square-foot office property at 2021-2061 Business Center Drive in Irvine from Household Commercial for nearly $3.7 million. Philip Anshutz of Hensley Realty Corp. represented the buyer. The seller was represented by John Bosco of Charles Dunn Co.
