Pan Pacific Buys Anaheim Retail Center
San Diego-based Pan Pacific Retail Properties bought the 181,000-square-foot Brookhurst Center shopping complex in Anaheim from Brookhurst LLC for $20.4million. Dixie Walker of Grubb & Ellis represented the buyer and the seller.

IPX Inc. of Santa Barbara purchased the 103,719-square-foot Thousand Oaks Financial Plaza office complex at 195-325 E. Hillcrest Drive in Thousand Oaks from Pacifica Thousand Oaks LLC for $13.9 million. Kevin Shannon and Tom Festa of Grubb & Ellis represented the seller. Michael Slater of CB Richard Ellis represented the buyer.

Genlabs, a manufacturer and distributor of industrial cleaning supplies, signed an 11-year, $7.5-million lease for 115,677 square feet of industrial space at 5650 Schaever Ave. in Schaefer Industrial Park in Chino. The landlord, CIP Real Estate of Irvine, represented itself and the tenant.

Praedium Group of New York sold its 93,800-square-foot Trade Centers I and II office complex at Alabama Street and the I-10 Freeway in Redlands to a partnership of Portland, Ore., companies, VTE Trade Center LLC and KCI Trade Center LLC, for $7.3 million. Praedium was represented in-house by Christopher Hughes and Jason Hart and by Bill Palmer of CB Richard Ellis, who also represented the buyers.

The Bixby Land Co. acquired a 68,708-square-foot industrial building at 14700 Hoover St. in Westminster from SRG Westminster LLP for $6.3 million. The seller was represented by Brad Bierbaum, Bob Goodmanson and Brian Derevere of CB Richard Ellis. The buyer was represented by Gary Stache and Mark Larson, also of CB Richard Ellis.

Law firm Greines, Martin, Stein & Richland signed a six-year, $4-million lease for 20,423 square feet of office space at Wilshire Courtyard, 5700 Wilshire Blvd. It will move its offices from Beverly Hills next year. Timothy O’Rourke of Julien J. Studley Inc. represented the tenant. Wilshire Courtyard was represented by Toliver Morris of McCarthy Cook & Co.
