* Union Bank of California acquired a 420,000-square-foot office building at 1980 Saturn St. in Monterey Park from EIN Corp. for about $50 million. The four-story office building was originally developed by Union Bank in 1985 and later sold to Echelon, a Florida-based investment firm and predecessor of EIN, according to Cushman & Wakefield brokers and advisors who represented the seller. The Cushman & Wakefield team included John Minervini, Jim Myers, Michael Weiss and Erik Larson.

* Fairfield Residential bought the 308-unit Falls Creek Apartments, north of the 210 Freeway at Haven Avenue in Alta Loma, for $23.5 million from SSR Realty Advisors. Sean Deasy and Tyler Anderson of CB Richard Ellis represented the seller. Fairfield represented itself.

* A real estate opportunity fund operating as DA LLC purchased the 123,000-square-foot Creative Office complex on 5.35 acres along Colorado Avenue, 16th and 17th streets in Santa Monica for about $16.5 million. Kevin Shannon and David Thurman of Grubb & Ellis Co. represented both the buyer and seller, an affiliate of Wellsford Real Properties.

* L.A. Care Health Plan, a nonprofit HMO that serves residents of Los Angeles County, will move its headquarters from 3530 Wilshire Blvd. to the Gas Co. Tower at 555 W. Fifth St. in Los Angeles. The HMO will sublease four floors, totaling 101,706 square feet, in a 10 1/2-year, $18-million deal. David Kluth, Maury Gentile and Josef Farrar of Julien J. Studley represented L.A. Care. Norm Mitchell and David Cushman of Cushman Realty Corp. represented the sub-landlord, Southern California Gas Co. The office tower is owned by MaguirePartners.
