* The Operating Engineers Pension Trust sold the 200,000-square-foot Wilshire Centre Building at 3055 Wilshire Blvd. in Los Angeles to 3055 Wilshire LLC for $12 million. Ron Buss of Buss-Shelger Associates represented the seller. The buyer was represented by Randal Lee of Lilly Enterprises Inc.

* S.S. Rainbow II LP, a San Mateo, Calif.-based private investor, purchased the 53,484-square-foot Art Institute Building of Los Angeles/Orange County at 3601 W. Sunflower Ave. in Santa Ana from Washington, D.C.-based Carr America for $10.8 million. Kevin Shannon, John Martin and Ryan Gallagher of Grubb & Ellis represented the buyer and the seller.

* 8938 Tobias LLC and 9010 Tobias LLC, a joint venture of Los Angeles-based Hanover Financial Co. and Kennedy-Wilson International, based in Beverly Hills, acquired 253 apartment units at 8938 Tobias Ave. and 9010 Tobias Ave. in Panorama City for about $10 million from Milan Properties, according to Michael H. Lowinger and Mark Macedo, Hanover’s managing partners. The seller and buyer were represented by Bruce Levine of Levine Financial.

* Stivers Investment Co., a Los Angeles-based family trust, purchased a 43,566-square-foot flexible-technology office building at 8 Hughes in Irvine from Alton Irvine Partners of Newport Beach for $9.75 million. John Martin and Jim Cunningham of Grubb & Ellis represented the seller. Scott Martin of Charles Dunn represented the buyer.

* Delphi Automotive Systems Corp., a Troy, Mich.-based manufacturer of automotive components, signed a five-year, $8.5-million lease renewal on its 157,000-square-foot industrial building at 17150 Von Karman Ave. in Irvine. John Martin and Bryon Ward of Grubb & Ellis represented the tenant and the landlord, Kilroy Realty of El Segundo.

* Rogers & Associates, a Los Angeles-based public relations firm, signed a six-year, $7.6-million lease for 36,000 square feet of office space in a renewal and expansion of its lease at Watt Plaza at 1875 Century Park East in Century City. Jeffrey Resnick of First Property Realty Corp. represented Rogers & Associates. The landlord, Watt Commercial Properties, was represented in-house by Edward F.Collins and Kathy McKay.

* HB Victory, a joint venture of Los Angeles-based Hanover Financial Co. and Phoenix-based Byxbee Development Partners, sold a 33,000-square-foot office building at 1501 Victory Blvd. in Glendale to the Self Realization Fellowship Church for about $6.3 million. Barbara Edmonds of CB Richard Ellis represented the seller and the buyer.

* Paul Bershin acquired a 36,988-square-foot office building at 4705 Laurel Canyon Blvd. in Studio City from CT Realty for nearly $5.8 million. John Battle and Trevor Belden of Lee & Associates represented the seller. The buyer was represented by George Stavaris of Cushman & Wakefield and Gian Vitale of Daum Commercial Real Estate.

* Debt collection agency GC Services has subleased 26,832 square feet at the San Gabriel Valley Corporate Center in Irwindale. The 9 1/2-year sublease lease with Washington Mutual at the former H.F. Ahmanson headquarters complex is valued at $5.5 million. Jonathan Larsen and Ron Heim of Trammell Crow Co. represented Washington Mutual and Brian Luft and John Silberman of NAI Capital Commercial represented GC Services.

* TRW Aerospace signed a 10-year, $5-million lease for 40,000 square feet of office and engineering space at 1550 S. Valley View St. in Diamond Bar and will relocate from Brea. The tenant was represented by Clyde Stauff and Keith Wilson of Colliers Seeley International. The landlord, Opus West, was represented by Taylor Ing and Mark Friend of CB Richard Ellis.

* Frank Mushmel and George Demircift acquired the 57,523-square-foot Covina Towne Center at 403-471 S. Citrus Ave. in Covina from Watt Commercial Properties for $4.3 million. Ed Mulflur and Matt Sullivan of Marcus & Millichap represented the buyer and the seller.
