Duesenberg Investment Co. of Los Angeles bought the 81,500-square-foot Westlake Plaza III office complex at 2815 Townsgate Road in Westlake Village from Plaza Centre III for $20.4 million. Tony Principe of Westcord Commercial represented the seller. The buyer was represented by Brian Forster of Told Partners.

Westcore Gale, an affiliate of Westcore Industrial Properties, purchased the 409,000-square-foot Pacific Gulf Distribution Center at 16333-16801 E. Gale Ave. in Industry from Pacific Gulf Properties Liquidating Trust for $18 million. The new owner plans to rename the three-building park the Westcore Distribution Center-Gale. The buyer and seller were represented by Jay Borzi, Steve Silk and Ted Tapfer of Secured Capital Corp. and Tom Taylor and Steve Bellitti of Colliers Seeley International.

David Soufer acquired two apartment buildings totaling 118 units at 657-665 S. Cochran Ave. and 603 S. Cochran Ave. in Los Angeles for about $8.8 million on behalf of two institutional buyers. Ron Harris of Marcus & Millichap represented the sellers, Transcontinental Realty Investors Inc. and Cornell National. Brent Hogan, also of Marcus & Millichap, represented Soufer in both transactions.

Danone Waters of North America, parent of Sparkletts Water, signed a five-year, $6.7-million lease for 348,211 square feet of industrial space at Eucalyptus and Yorba avenues in Chino in the 85-acre Centerpointe-Chino industrial complex. The landlord, Centerpointe-Chino, was represented by Henry Johnson of Trammell Crow Co. The tenant was represented by Jim Koenig of CB Richard Ellis.

Zofar bought a 28,000-square-foot office building at 6076 Bristol Parkway in Culver City from Remeny Family Real Estate for $3.7 million. Timothy C. Macker, John Bertram and Luke Palmo of Coldwell Banker Commercial Westmac represented the seller. The buyer was represented by Morrie Golcheh of Progressive Real Estate.

Ethan Christopher LLC bought the 37,578-square-foot Chino Hills Shopping Center at 4000-4082 Chino Hills Parkway and 1480-14858 Pipeline Ave. in Chino Hills for $3.6 million from the Roger De Young and Don Ayres Jr. trust. The seller was represented by Jeff Conover and Rich Walter of Faris Lee Investments. The buyer was represented by Gary Grabel of Grabel Financial.

National Retail Systems signed a five-year, $3.5-million lease for 116,000 square feet of distribution space at 355 W. Carob St. in Compton to serve as its Western regional headquarters. The landlord, AMB Property Corp., was represented by David Grote of Klabin Co. The tenant was represented by Ed Whittemore and Jay Jasaitis of Los Angeles Real Estate Management Inc.

Logistics company Barthco International Inc. signed a five-year, $3.3-million lease for a 104,267-square-foot building at 1000 E. 223rd St. in Watson Industrial Center South in Carson. Landlord Watson Land was represented in-house by Kirk Johnson and Lance Ryan. Uri Rodan of ANR represented Barthco.

Saddleback Shops of Irvine acquired a 26,906-square-foot building at 2852 Alton Parkway in Irvine for $3 million from Jim Elliot. Gregory and Marc Ozimec of Voit Commercial Brokerage represented the buyer. John Griffin and David McKenny Jr., also of Voit, represented the seller.

American Box, a manufacturer of corrugated cartons, purchased a 42,500-square-foot industrial building at 6491 Caballero Blvd. in Buena Park for $3 million from the William E. McCroskey Trust. Steve Sprenger of Grubb & Ellis and Randy Coe of Colliers Seeley International represented the buyer and the seller.

D.L. Long acquired the 19,322-square-foot Birch Street Promenade at 210 Birch St. in Brea for $3.7 million from CIM Brea Inc. The seller was represented by Carlos Lopez and Nicholas Coo of Faris Lee Investments. The buyer was represented by Rich Heine of Peninsula Real Estate Brokerage.
