30-year mortgage rates inch up to 6.25%

Mortgage company Freddie Mac said 30-year, fixed-rate mortgages averaged 6.25% this week, compared with 6.23% last week.

Rates on 15-year, fixed-rate mortgages, a popular choice for refinancing, were unchanged at 5.98%. Five-year adjustable-rate mortgages fell to 6% from 6.04% last week. One-year ARMs slipped to 5.49% from 5.51%.

These rates do not include add-on fees known as points. Thirty-year, 15-year and five-year mortgages each carried a nationwide average fee of 0.4 of a point. One-year adjustable-rate mortgages carried a fee of 0.5 of a point.
