Condos that emphasize privacy

Two-level residences with floor-to-ceiling windows, open spaces and contemporary lines make up 10 Palms, a nine-unit Hollywood condominium where walkways give each unit a sense of privacy and access to the outdoors.

The building, designed by architect Clive Wilkinson, sits on a corner lot at Franklin and Las Palmas avenues, adjacent to Whitley Heights, one of Hollywood’s oldest neighborhoods.

“Hollywood has been undergoing a renaissance, and we’re seeing a lot of young buyers who want to be in a vibrant, urban area,” said Mitch Karp, one of the listing agents with Deasy/Penner & Partners in Beverly Hills. “The subway’s within walking distance, and you can walk to dining, shopping and night life. But when you come home, you’re in the quiet of the Hollywood Hills.”

Most units have two patios spaces with rough-sawed natural cedar planks and gray metal cladding.

Countertops in the compact kitchens are Caesarstone with appliances from Bosche. Cabinetry by Doimo Cucine in Italy is eco-friendly. Bathrooms are also done with Caesarstone counters and Doimo Cucine cabinetry, and have Italian gray tile flooring.

Within each unit, the upper-level floors are hardwood. Buyers may choose polished concrete, stained concrete or hardwood for the lower floors.

Construction began in the summer of 2007 and was completed in June.
