San Clemente estate sets area sales record at $7.75 million

A 12,600-square-foot estate in San Clemente has sold for $7.75 million, making it the highest single-family home sale in the area over the last decade and one of the top transactions historically for the Orange County community.

Located next door to President Richard Nixon’s Western White House, which came to market earlier this month, the ocean-view property includes an 8,000-square-foot main house, a 4,000-square-foot subterranean garage, a pool house and a lap pool on nearly an acre in the Cotton Points Estates community.

Built in Spanish style in 1993, the six-bedroom, nine-bathroom home is highlighted by tile and wood flooring, cathedral-style ceilings, exposed beams and a coffered ceilings. Among features is a double-height entry, a library, a master suite with two bedrooms, a gym, a sauna, a reading room and an ocean-facing balcony. An elevator services all three levels.

Gary Ward of Century 21 OMA represented both the buyer and the seller in the transaction, which closed in early April.

The sale bests the previous price record set by a 13,000-square-foot home on the same street that sold for $7.6 million in 2010. However, the new high-water mark may not stand for long: The former Nixon compound currently lists for sale at $75 million.
