Top sales: Museum-like showplace in Beverly Hills fetches $23.8 million

A designer showplace in Beverly Hills, an ocean-view condominium in Santa Monica and the Brentwood home of a video game executive were among the most expensive real estate sales in Greater Los Angeles in the week that ended Oct. 3.

$23.8 million — Beverly Hills

In the 9900 block of Beverly Grove Drive, a Contemporary-style home built on speculation sold for $11.2 million less than the January list price — $35 million. It had been listed for sale at $23.8 million since May, property records show.

Set on about three-quarters of an acre, the gated showplace boasts retracting walls of glass, a glass-enclosed elevator and a lower-level lounge complete with glass-enclosed wine cellar, billiards room and wet bar.

Six bedrooms and 10 bathrooms are within 11,255 square feet of living space.

An infinity-edge swimming pool, a 12-person spa, a sunken fire pit and a cabana highlight the grounds.

Ginger Glass of Coldwell Banker Residential Brokerage and Santiago Arana of the Agency were the listing agents. Katherine Liao, also of Coldwell Banker, represented the buyer.

$5.925 million — Hermosa Beach

A two-story Traditional-style home in the 2200 block of Monterey Boulevard sold for $749,999 less than the asking price. The home, designed by Manhattan Beach-based architect Michael Lee, had been listed for as much as $6.899 million earlier this year.

Built in 2004, the home features hardwood and stone floors, a formal entry with an atrium and an 800-bottle wine cellar. There are fireplaces in the family and living rooms and master bedroom.

A total of four bathrooms and five bathrooms are in 4,793 square feet of living space.

Outdoors, a courtyard features a built-in wall fireplace. A rooftop deck sits atop separate guest quarters.

Christa Lyons of Shorewood Realtors and Gerard Bisignano of Vista Sotheby’s International Realty were the listing agents. Margaret Gillespie, also of Vista Sotheby’s, represented the buyer.

$5.7 million — Santa Monica

At the Seychelle building in the 1700 block of Ocean Avenue, a condominium unit with a 1,500-square-foot ocean-view terrace sold for the asking price.

The open-plan unit spans 2,397 square feet with hardwood and marble floors, a great room with a fireplace and a den. The master suite features two walk-in closets and an enclosed water closet for a total of two bedrooms and 2.5 bathrooms.

Mary Ann Osborn of Related Sales Inc. was the listing agent. Anna Conley of Sotheby’s International Realty represented the buyer.

$5.4 million — Beverly Hills

An artful home on 3.77 acres in the 9600 block of Oak Pass Road sold after being relisted in July for $5.499 million. It previously sold for $50,000 in 1977, records show.

Angled rooflines, vaulted ceilings and walls of glass lend sophisticated quality to the home, which has four bedrooms and six bathrooms in 5,446 square feet of space. Among the amenities are a movie theater with tiered seating, an exercise room and an open-plan kitchen.

A step-down swimming pool set off by unobstructed views highlights the grounds.

Andrew Cohen of Hilton & Hyland, an affiliate of Christie’s International Real Estate, had the listing. Carl Gambino of Westside Estate Agency was the buyer’s agent.

$5.3 million — San Marino

A 1920s Spanish Colonial Revival-style home designed by noted architect Roland E. Coate sold in the 1200 block of Shenandoah Road for $100,000 less than the asking price.

The interior features original oak wood floors and 18-inch crown molding. The 5,750-square-foot home includes formal living and dining rooms, maid’s quarters and a parlor set off the rear portico.

Three separate wings have nine bedrooms and 6.25 bathrooms, including a master suite with a sitting room and an office overlooking a formal rose garden.

Brick-lined sitting areas, formal landscaping and a wide motor court highlight grounds backing the arroyo.

Janet Agens of White House Properties was the seller’s agent. Lauren Young of Coldwell Banker represented the buyer.

$4.83 million — Brentwood

Brandon Beck, the co-founder and chief executive of Riot Games, sold a remodeled Traditional-style home on South Medio Drive after putting it on the market in February for $5.2 million. The house previously sold in 2012 for $4.251 million, public records show.

Marked by a white picket fence, the gated two-story home features stained wood floors, arched doorways and detailed wainscoting throughout its 5,365 square feet.

Formal living and dining rooms, an office, a chef’s kitchen, four bedrooms and 4.75 bathrooms are included.

Outdoors, a patio with a built-in barbecue opens to a large expanse of grass and an adjacent swimming pool and spa.

Santiago Arana of the Agency handled both ends of the transaction.

These are among the top residential real estate sales reported on the combined L.A./Westside Multiple Listing Service for Sept. 27 to Oct. 3.
