Dr. Dre’s tear-down tops week’s sales in L.A.

Dr. Dre’s premium view in Hollywood Hills West, a Malibu contemporary owned by a “Friends” star and a French Country-inspired estate designed by William Hefner were among the top sales in the greater Los Angeles area last week.

$32 million, Hollywood Hills West

Formerly owned by Dr. Dre, the contemporary home in the Bird Streets area of Hollywood Hills West is considered by some to offer the best view in Los Angeles. The buyer, Skyview Capital founder Alex Soltani, is expected to raze the 9,696-square-foot estate to make way for a nine-figure trophy home. Branden Williams and Rayni Williams of Hilton & Hyland, an affiliate of Christie’s International Real Estate, represented Soltani in the sale. Kurt Rappaport of Westside Estate Agency represented Dr. Dre.

$31 million, Beverly Hills

This newly built contemporary on more than half an acre in Beverly Hills debuted on the market in November at $35 million, and entered contract toward the end of January. The 16,646 square feet of living space features an elevator, a recreation room/lounge, a home theater and a glass-encased wine cellar. Two guesthouses also are on the grounds. Ginger Glass of Coldwell Banker Residential Brokerage was the listing agent. Kurt Rappaport and Richard Ehrlich of Westside Estate Agency were the selling agents.

$10.65 million, Malibu

The Malibu contemporary formerly owned by “Friends” star Matthew Perry returned to the market last May with an asking price of $12.5 million. Known as the “Pier House,” walls of glass, window alcoves and telescoping doors frame views of the coastline and Malibu Pier from its hillside location in gated Serra Retreat. Greg Holcomb and Mark Rutstein of Partners Trust Real Estate Brokerage and Acquisitions represented both Perry and the buyer.

$9.5 million, Beverly Hills

This gated tennis court estate in Beverly Hills was previously owned by the late Betty Jane Rhodes, the actress and singer known for her movie roles during the late 1930s. Sited on nearly four acres, the Mediterranean-style home counts a grand entry, an art studio and a sauna among its features. Jeff Hyland and Alla Furman of Hilton & Hyland represented the seller. Dimitri Velis, also of Hilton & Hyland, was the selling agent.

$7.7 million, Malibu

Set along the Malibu coastline, the two-story contemporary has a courtyard entry, an updated kitchen and panoramic views of the Pacific. A detached, ocean-view guesthouse adds an additional en-suite, a bathroom and a two-car garage. Sandro Dazzan and Irene Dazzan-Palmer of Coldwell Banker Residential Brokerage were the listing agents. Kurt Rappaport of Westside Estate Agency represented the buyer.

$6.5 million, San Marino

The half-acre residence by architect William Hefner draws inspiration from French Country designs, with a curving slate roof, dormer windows, terraces and formal gardens. Located in San Marino’s estate district, the two-story home includes a main house of 5,552 square feet, a pool house, a pool and spa, a fire pit and a loggia. Albert Rogers of Opus Real Estate Inc. was the listing agent. Connie Zhou of Re/Max Premier, Arcadia, represented the buyer.

$4,533,500, Palos Verdes Estates

This two-story residence in Palos Verdes Estates came on the market in December with an asking price of $5.249 million. A 6,317-square-foot main house, a pool house, a tennis court, a putting green and a pool and spa are on the 1.34-acre grounds. Rick and Kitty Edler of Vista Sotheby’s International Realty were the listing agents. Neil Chhabria of Shorewood Realtors Inc. represented the buyer.
