Selling her 9-million-dollar baby
Oscar-winning actress Hilary Swank has put her Mediterranean-style house in Pacific Palisades on the market for $9.495 million.
Built in 1928, the 6,722-square-foot home has six fireplaces, six bedrooms and 6 1/2 bathrooms in three stories.
Features of the ocean-view house include a step-down living room, a dining room that can seat 20, a theater, a cigar room/wine cellar, a gym and a separate office or maid’s quarters. The grounds of about a third of an acre include a swimming pool and terraced vegetable gardens.
Swank, 38, most recently completed “Mary & Martha,” which will air next year on HBO. She will star in and be a producer for next year’s “You’re Not You” through her 2S Films. Swank won Oscars for her work in “Million Dollar Baby” (2005) and “Boys Don’t Cry” (1999).
The actress bought the property in 2007 for $5.8 million, according to public records.

Old and new in Hollywood deal
Actor-director Warren Beatty and his wife, actress Annette Bening, have sold their estate in the 90210 ZIP Code for $6.7 million. The buyers are Paramount Pictures director-producer Jonathan Baker and his wife, hotelier Jenny Ljungberg.
The Mediterranean-style mansion of 10,592 square feet includes a sweeping staircase, a media room, a library, a gym, an office, maid’s quarters, six family bedrooms and eight bathrooms in two stories. The acre-plus site contains a separate guesthouse, a swimming pool with spa, mature trees and expansive lawns. Including the guesthouse, there are nine bedrooms and 12 bathrooms.
Baker was drawn to the ivy-covered house because of its Hollywood connections, the private location adjacent to a nature reserve and the views overlooking Beverly Hills. He plans to take the 1992 manse down to the studs and rebuild it as a more contemporary home with indoor-outdoor living space at the back. Included will be a home theater he will call Warren Beatty Theater in honor of the Hollywood giant.
“It will be a true merger ... of legendary Hollywood and today’s Hollywood, and reflect what I do as a director myself,” said Baker, founder of Baker Entertainment Group.
Beatty, 75, is known for his leading roles in “Bonnie and Clyde” (1967), “Dick Tracy” (1990) and “Bulworth” (1998). He won an Oscar for directing “Reds” (1981) and received the Academy of Motion Picture Arts and Sciences’ Irving G. Thalberg Memorial Award in 2000.
Bening, 54, was nominated for Oscars for her work in “The Grifters” (1990), “American Beauty” (1999), “Being Julia” (2004) and “The Kids Are All Right” (2010). Last year she narrated the documentary “Yogawoman.” She will star in the upcoming films “Hemingway & Fuentes,” “Look of Love” and “The Great.”

Buyer keeps up star tradition
A French Normandy-style house in Hollywood Hills West has sold for $2.2 million and added another celebrity name to its pedigree.
The new owner is “Pretty Little Liars” actress Ashley Benson. Screenwriter-director Dan Harris was the seller.
Earlier owners of the property include Dave Stewart of Eurythmics and pop star Kylie Minogue.
The gated two-story home, built in 1938, features a wood-paneled library, a fireplace in the dining room, an updated kitchen with marble counters, coffered ceilings, three bedrooms, 3 1/2 bathrooms and 3,085 square feet of living space. There is also a pool and a spa.
Benson, 22, has starred on “Pretty Little Liars” since 2010. The actress-model was on “Eastwick” (2009-10) and “Days of Our Lives” (2004-07).
Harris, 33, has been a screenwriter for such action-adventure films as “X2” (2003) and “Superman Returns” (2006). He also wrote and directed “Imaginary Heroes” (2004).
The property previously changed hands in 2005 for $2.075 million.

Actor-director Mario Van Peebles has listed a wooded compound in the Hollywood Hills at $1.675 million.
The nearly half-acre lot includes an early-1960s main house, patio space and a guesthouse. Custom details include stairway handrails made from recycled metals, a double wooden entry door, mosaic tile accents, a glass ceiling in the master bathroom, a rope swing for children in the master bedroom and an outdoor brick barbecue. There are four bedrooms, four bathrooms, a fireplace and 4,255 square feet of living space.
Van Peebles, 55, has been a director on the series “Boss” since last year. His scores of acting credits include stints on “All My Children” (2008) and “Damages” (2007-09) and portraying Malcolm X in the film “Ali” (2001). He directed and starred in this year’s hip-hop movie “We the Party.”
When he bought the property in 1989 for $875,000 it was his first L.A. home. Van Peebles is selling because his children are grown. He owns another house locally.

‘Newsroom’ producer’s scoop
“The Newsroom” executive producer Alan Poul listed his house in the Hollywood Hills for sale at $989,000 last month and already has a buyer on the hook.
The Midcentury Modern-style home opens to city and mountain views. The remodeled house features built-in art and book shelves, a fireplace, French-style doors, a balcony, three bedrooms, three bathrooms and 1,784 square feet of living space.
Poul, 58, also has been a producer and director for “Six Feet Under” (2001-05) and “Swingtown” (2008). HBO’s “The Newsroom” has been renewed for a second season.
Poul paid $750,000 for the property in 2002, public records show.
