I’ve put together another photo gallery of foreclosure listings on the website, and as always I’m interested in your feedback.

The listing agent reports: ‘3 bedrooms, two baths, 1,473 square feet. Major renovation in 2005 ... vaulted ceilings ... beautiful sconces ... bamboo wood floors ... stainless steel appliances.’
Property Shark: Sold in May of 2006 for $1.195 million
Original listing price: $909,900
Current listing price: $778,900
Current discount from previous sales price: 34.8%

For the data nerds:
--The first photo gallery consisted of six houses (five sold in 2006, one in 2005); average ‘discount’: 22.9%
--The second photo gallery consists of six houses (all sold in 2006); average ‘discount’: 25.8%.
Analysis: I wouldn’t read much into those trends at all. I’ve reached out to a handful of listing agents and chosen from what they sent me. One thing to watch, though: You know that some early 2007 sales will end up in foreclosure. We’re still working through the 2006 properties now.
