Metroplex Anaheim Readying for Tenants

Metroplex Anaheim, an $85-million office-and-hotel complex in an area projected to be the nucleus of north Orange County growth in the coming years, is being developed by Business Properties Development Co. of Irvine. Occupancy of Metroplex I is expected later this month.

Located at Katella and Howell avenues, the project will offer a total of 657,000 gross square feet consisting of Metroplex I, a four-story office building; Metroplex II, a six-story office building, and Metroplex III, two office buildings and a hotel.

“Extensive market research was undertaken before the site was chosen,” said Richard E. Oglesby, vice president of Business Properties, also the contractor for the project.

“We found the location suitable for large corporations and businesses that are undergoing internal growth and looking for accessibility, quality real estate, visibility, competitive rents and a large labor base.”

Metroplex I occupies 2.8 acres of the 16.8-acre site and consists of 67,793 gross square feet, Oglesby said . It will offer tenants about 63,549 square feet of rentable floor space and 250 parking spaces.

Business Properties Brokerage Co., the first major tenant of this phase, has leased 8,000 square feet.

Designed by Robert S. Kraft Architects, Irvine, the post-modern office building features two sawtooth corners that provide eight corner offices per floor; the exterior has three shades of gray glass and a glass block-and-black granite curve that frames the entryway to the building.

Other members of the Metroplex Anaheim construction team include Brandow & Johnston, Los Angeles, structural engineer; Pascoe Engineering, Irvine, electrical engineer; Tsuchiyama & Kaino Consulting Mechanical Engineers, Newport Beach, and Emmet L. Wemple, Costa Mesa, landscape architect.

In addition to the Anaheim complex, Business Properties Development Co. is developing Metroplex Wilshire at Normandie Avenue, an 18-story commercial office center in Los Angeles.
