First Building Ready in New Tustin Complex

The $7-million, 74,839-square-foot first-phase building has been completed in the $25-million Tustin Research Center, a development of Santa Fe Land Improvement Co., an arm of Santa Fe Industries. It is expandable to 98,798 square feet and includes two floors of general office space and a manufacturing/assembly area.

The center, on 14 acres at Del Amo and Valencia avenues, just east of the Newport Freeway in Tustin, could eventually consist of three separate buildings totaling about 250,000 square feet, according to Business Properties Brokerage Co., the leasing agent.

Facility Under Way

Construction has begun on Bell Corporate Center, a six-acre, $12-million research-and-development corporate headquarters facility at 1382 Bell Ave., Tustin, just west of Redhill Boulevard.

The developer of the 120,000-square-foot center, divisible to accommodate two tenants, is Santa Anita Development Corp. of Newport Beach and leasing agent is Grubb & Ellis Commercial Brokerage Group.

Buildings Completed

Four buildings, valued at $8.6 million and ranging in size from 21,088 to 44,904 square feet for a total of 123,393 square feet, have been completed at Carlsbad Research Center, adjacent to Palomar Airport near Carlsbad.

The center, developed by the Koll Co., has four other structures completed and Koll said it will contain 400,000 square feet of space completed or under construction by the end of the year.

Addition Rising

A $4-million, three-story, 67,000-square-foot addition is under construction at Interstate Electronics Corp., 707 E. Vermont Ave., Anaheim, to house the company’s research and development facilities. Completion is scheduled for February.

The builder is Berny Construction, Irvine. Interstate Electronics is a subsidiary of Ohio-based Figgie International Inc. and has worked on the Navy’s fleet ballistic missile programs since the company’s founding in 1956.

Structure Completed

The 5454 Ruffin Road Building has been completed at that address on a 3.45-acre site in Kearny Mesa, San Diego. The $6-million, two-story, 48,842-square-foot research and development/corporate headquarters building is a development of Malta Properties Inc., a subsidiary of Orange County-based J. F. Shea Co. Inc.

John Burnham & Co., San Diego, is the leasing agent. The building was designed by Banzuelo/Rierson Inc. and Nielsen Construction Co. is the general contractor.

Under Construction

Completion is expected late in the winter of 1985 at a $3.7-million, 40,000-square-foot research and development building being developed by Holmes & Reynolds Development Co. through the Centre Group II partnership.

Designed by Coombs-Mesquita Inc., the building is being constructed on a 3.2-acre site on Avenida del Negocio in the new community of Carmel Mountain Ranch, 18 miles north of San Diego on Interstate 15. John Burnham & Co. is the leasing agent and Neilsen Construction Co. is the general contractor.

Office Complex

A 140,000-square-foot research and development and office complex designed by Carli Architecture has been completed at 6101 Condor Drive, Moorpark, for Aero Products, a division of Litton Industries.

The builder of the $8-million, three-story structure was Bernards Brothers. The building provides office, engineering, assembly, testing and laboratory space for Aero Products, which designs and manufactures aviation navigational equipment.

Corporate Center

Construction has begun on the $5.8-million, three-story, 39,190-square-foot La Jolla Corporate Center at Morena Boulevard and Jutland Drive in Rose Canyon, San Diego, with completion expected in April.

The developer is Vista La Jolla Equities, a general partnership of Beaty Development Co. and Jerry Sarazin Investments Inc. The contractor is TFW Construction/Development Inc. and Iliff, Thorn & Co. is the leasing agent.

Future Complex

Carmel Mountain 9 Associates, with Joseph Development Corp., La Jolla, and St. Croix Capital Corp. as principals, has purchased a 2.36-acre parcel in the Carmel Mountain Ranch development 18 miles north of San Diego on Interstate 15 for $l,053,716 from Carmel Mountain Ranch Inc., whose principals are Carmel Mountain Properties and Home Capital Corp.

The broker was John Burnham & Co., San Diego, and the buyer plans immediate construction of a $3.6-million, 43,000-square-foot research and development building on the site, to be designed by Carli Architecture and built by Roel Construction.

Financing Set

Joint-venture financing of $11.6 million has been arranged by Wells Fargo Realty Finance of Santa Monica for a two-story research and development building to be constructed in the Harbor Technology Center, Torrance, a 65-acre center at the intersection of the Harbor and San Diego freeways.

The Wells Fargo firm said the financing was provided by Bankers Life Co. of Des Moines, Iowa, to the developer, Overton, Moore & Associates Inc. of Carson, which has completed construction of the 128,700-square-foot building. Goodglick Co., Los Angeles, is the leasing agent.

U-Shaped Building

Meyer Investment Properties, La Habra, has completed an $11-million, 125,00-square-foot research and development building designed by Paul Drag & Associates, Woodland Hills, in a U-shape to accommodate up to seven separate tenants, with seven individual entrances and elevators. The units range in size from 10,600 to 25,400 square feet.

The building is on a 5.6-acre site in the Brea Business/Industrial Park at the corner of Imperial Highway and Saturn Street in Brea. The leasing agent is Grubb & Ellis, Newport Beach, and the general contractor was Pacific Inland Constructors Corp., a division of the Meyer firm.

Corporate Plaza

A $5-million corporate headquarters/high-technology facility, Redhill Corporate Plaza, has been completed on a 2.45-acre site at Redhill and Valencia avenues in the Irvine Business Complex, Tustin, by Newport Beach-based Resco Financial.

The two-story, 43,238-square-foot building, designed by Banzuelo/Rierson of Orange, was designed to be a headquarters or research and development facility for a single user but is potentially divisible for use by two tenants. Business Properties Brokerage Co., Newport Beach, is the exclusive leasing agent.
