Four New Buildings Under Construction

Dunn Properties Corp. has started construction on four new research and development buildings totaling more than 158,000 square feet at Anaheim Corporate Center. The project is located at the corner of La Palma and Kellogg avenues, west of Imperial Highway in Anaheim.

The one-story structures have been designed by Gilbert Aja & Associates and feature strong glazing accents, reflective glass and landscaped courtyards. All four buildings, valued at a total of $14 million, are scheduled for completion by July.

Santa Fe Center

Construction of the first phase of the $100-million, master-planned Santa Fe Corporate Center that consists of an 80,000-square-foot high-technology office building, has been completed.

The two-story structure is part of a 108-acre development of Santa Fe Land Improvement Co. and is located at 5065 E. Hunter Ave. in Anaheim. Phase two, with three separate buildings on a 6.2-acre site, will be built during the first quarter of this year; in addition, the firm is offering for sale 37.5 acres of raw land within the center through the brokerage services of Grubb & Ellis Commercial Brokerage Group, Los Angeles.

Palomar Tech Centre II

Construction has been completed on the first phase of Palomar Tech Centre II, a $13-million , 126,000-square-foot research and development office project of Werdin-Darnell Companies of Costa Mesa, located on Impala Drive, overlooking Los Manos and Sunny Creek canyons in Carlsbad.

The initial phase consists of two research and development buildings totaling 55,900 square feet. The second phase will be comprised of three buildings totaling 70,000 square feet. All five structures will have two stories with office, laboratory, engineering , assembly and distribution capabilities. Grubb & Ellis is the marketing agent.

Naiman Tech Center

Megatek Corp. has moved into a newly completed $5-million, two-story building at Naiman Tech Center in San Diego, located at 9605 Scranton Road.

The manufacturer and marketer of computer graphic systems and software is the center’s largest tenant and currently leases 206,000 square feet of office and research and development space. The center is a 40-acre park on the northwest perimeter of La Jolla’s Golden Triangle at Mira Mesa Boulevard developed by the Naiman Co.

Carroll Tech Center

Carroll Tech Center, a $2.8-million development of Trammell Crow Co., has been completed at Terman Court in San Diego, about three miles east of Interstate 805.

The three-building complex was built by Snyder-Langston, a San Diego and Orange counties contractor, and contains 89,000 square feet of research/development and office space. Carolyn Levingston is coordinating the firm’s leasing activities.

Carroll Ridge Project

Construction is expected to begin during the first quarter of this year on the $8-million Carroll Ridge R & D project, a 96,000-square-foot development of Gascon Development and Mar Development Corp.

The project is located on a 6.73-acre site at the westerly end of Nancy Ridge Drive in the Carroll Ridge area of San Diego. The architectural firm of Conwell-Marshall & Associates designed the buildings and Coldwell Banker will be handling the leasing.

WestRidge Complex

Phase two of WestRidge, a $15-million research and development industrial complex of McKellar Development of La Jolla, has been started and consists of two single-story buildings totaling 48,000 square feet. This phase has been designed by HCH & Associates of San Diego.

The 14-acre WestRidge project, located on Nancy Ridge Drive in the Sorrento Mesa area of San Diego, will offer six buildings to be completed in three construction phases.

Industrial Complex

Permanent financing of $1.23 million has been arranged by H. D. McNee Realty Advisers Inc. for the purchase of a recently completed industrial research and development building at 2261 Rutherford Drive in Carlsbad.

The 21,088-square-foot building was acquired by Dwight and Donna Johnson of Vista from the Koll Development Co. in a sale negotiated by John Burnham & Co.

Equidon Research Park.

Construction has begun on an 18-acre Equidon Research Park overlooking Sorrento Valley, east of the Wateridge development on Lusk Boulevard in San Diego.

The first of five buildings, a 70,000-square-foot, multi-purpose research and office facility with a value of $7.5 million, is targeted for completion in December. The developer is Equidon Companies, the architect is Hope Consulting Group, the builder is Equidon Construction Group and Coldwell Banker is the exclusive leasing agent.

Carnegie Centre Project

The sum of $30.1 million in financing is being provided for the acquisition of a 14-acre site for the construction of a research and development park to be known as Carnegie Centre and to be located within the Irvine Industrial Complex, a master-planned community on 4,200 acres adjacent to the John Wayne Airport.

The project will include 285,000 square feet in six separate divisible two-story buildings ranging in size from 21,742 to 82,901 square feet. Construction is expected to begin in March.

The financing was arranged by First Interstate Mortgage Co. income property division, Orange County, for Resco Development. The contractor is Prime Contractors of Orange County.
