Research & Development Centers : Voit Plans Building on Chatsworth Site

The Voit Cos. will develop a $10-million, 120,000-square-foot high-tech research and development facility on a 6.34-acre site at the southeast corner of DeSoto Avenue and Prairie Street in Chatsworth.

The Woodland Hills-based commercial/industrial developer purchased the site from Stroh Container Co. for $4 million; both parties were represented by Gordon J. Mace & Associates. Construction of the two-building complex (one with 70,000 square feet, the other with 50,000 square feet) is scheduled to begin in May, with Ware & Malcomb Architects, Irvine, the architect and Valley Construction Co., Woodland Hills, the contractor.

Voit has developed 3.6 million square feet of commercial and industrial properties in the West and is currently managing the development of the 2.1-million square-foot Warner Center Plaza in Woodland Hills.

Sky Park Centre

The $8-million, 105,000-square-foot Sky Park Centre research and development complex by Pacific Scene Inc. is scheduled for a mid-March completion on a 6.5-acre site on Sky Park Court west of Ruffin Road in the Kearny Mesa section of San Diego. The leasing agent for the three-building complex (ranging from 26,000 to 44,000 square feet) is Grubb & Ellis Commercial Brokerage Group. The architect is Owen Chrisman Architects.

Greenwald/McDonald

A $6-million, 60,000-square-foot research and development building has been completed at 10555 Sorrento Valley Road, San Diego. Developed by Greenwald/McDonald, the building features a 300-foot red neon tube running the length of the building’s front. The leasing agent is C. W. Clark Inc., San Diego-based commercial real estate firm.

Mentor Corp.

Three of the five phases of a $450,000 modernization and remodeling program have been completed at two facilities of Mentor Corp., 600 and 450 N. Pine Ave., Goleta. The architect is Carli Architecture, San Diego. Mentor manufactures human prosthetic devices. Completion of the other two phases is expected in March.

Bixby Ranch Building

Wells Fargo Realty Finance, Santa Monica, has arranged $2.4-million permanent financing for an existing high-tech building--100% leased to McDonnell Douglas Corp.--at 1400 S. Shamrock Ave., Monrovia. The building is owned by Bixby Ranch Co.

Hamilton Avenue Center

Overton, Moore & Associates has opened 19701 Hamilton Avenue Center, a $15-million, 128,704-square-foot research and development facility on a 5.2-acre site in the Harbor Technology Center, just south of the intersection of the Harbor and San Diego Freeways. The architect is Hill Pinckert Architects, Irvine, and the leasing agent is the Goodglick Co.

Hillcrest Building

An April completion is scheduled for the $3-million, 45,558-square-foot Hillcrest Investments technology building on East Hillcrest Drive in Thousand Oaks. The architect is David Osborne & Associates and the contractor is TOLD Construction Co., Camarillo. TOLD Real Estate Corp., Newbury Park, is the broker for the building.

Ruffin Tech Center

Plans for a new $872,000 research and development facility for Midtown Niki Developments have been completed by the San Diego-based architectural firm of Conwell-Marshall & Associates. The one-story project is located on a two-acre site at the intersection of Calle Fortunada and Ruffin Road in the Kearny Mesa industrial area of San Diego. Nielsen Construction Co. is the general contractor.

Anaheim Center

The first phase of the $6-million Anaheim Corporate Center at 5035 Hunter Ave., Anaheim, has been completed, according to a spokesman for the developer, Santa Fe Land Improvement Co. The 80,000-square-foot research and development building was designed by DeRevere Partnership and was constructed by Robert E. McKee Inc. The firm is a wholly owned subsidiary of Santa Fe Southern Pacific Corp., Chicago.
