Garden Grove : City Agencies to Hear Proposals for Parcel

Two city agencies are scheduled to hear two proposals for developing an odd-shaped parcel in a prime location on the south side of Trask Avenue west of Brookhurst Street and adjacent to an on-ramp for the westbound Garden Grove Freeway.

A public hearing on the city-initiated proposal was postponed earlier this week by the City Council until May 6. That proposal would incorporate a 1.87-acre vacant field into the 10-acre Garden Grove Auto Center.

A private developer has proposed a three-building, 33,600-square-foot shopping center that would include a tire store and automotive center. That proposal, which will come before the Planning Commission tonight at 7 p.m., includes plans for 105 parking spaces--considerably fewer than the 168 that would be required by the municipal code.

The planning staff has recommended denial of the shopping center on several grounds, including the parking space deficiency, plans to have roll-up garage doors face the street and potential traffic problems that would result from the center’s proximity to the freeway entrance.

The Auto Center currently houses Toyota of Garden Grove. Two other new-car dealers are negotiating with the city for outlets on the choice site.
