A privately commissioned traffic study has delayed Redevelopment Agency approval of the environmental impact report for Shoreline Square, a proposed luxury hotel and office building across Ocean Boulevard from the Long Beach Convention and Entertainment Center.
The environmental impact report estimates that Shoreline Square will generate 5,800 car trips in and out of the downtown area a day. The new study, which was prepared by Donald Frischer and Associates, estimates that 10,000 trips will result.
Frischer conducted the study for Craig Caldwell, who owns property in the project area. Caldwell bid unsuccessfully against Shoreline Square developer Stanley Cohen for exclusive negotiating rights to develop the parcel.
The new traffic study will be incorporated in the environmental impact report, which the Redevelopment Agency will reconsider Tuesday, said Gerhardt Felgemaker, manager of community and environmental planning.
The environmental impact report will be used by the Planning Commission, the Redevelopment Agency and the City Council in deciding whether to approve the project.
